it was very outdated the blinds didnt shut and it was street level .

Good location, can walk anywhere, owner was really accommodating, parking included.

For the price this property changed (close to $500 a night) I feel that bed sheets and pillows could be nicer, they felt old and cheap. Breakfast could have more options. Bathroom was the only renovated space in the house, everything else felt pretty old.

Perfect location for walking to restaurants and shops. The house, including our room, was beautiful, clean, and very charming. Our breakfast was delicious and the host, Robert, was extremely welcoming and helpful. He even told us all about the interesting history of the house itself. We will definitely be staying here again if there is availability next time we visit Newport!

Very clean. Owner is polite, knows the area and educated my wife and I. Very quiet and other guests were kind and respectful. Breakfasts were very laid back and finished when guests were complete.

The room and the house were very quaint. Breakfast was very good and the host was exceptional. Location was great.

Everything was great with one minor need for improvement: the bathroom sink was difficult to use to rinse hands.

It was a beautiful historical property with some very cool original features. As the owner, Robert, told us, it was built as a summer home for a ship captain. Robert was an amazing host who was very friendly and cooked an amazing breakfast for us!

It’s hard to think of anything we didn’t like. If I had to say something I guess it’d be the weak WiFi. Certainly not a deal breaker though.

first time in Newport RI and I was not expecting how convenient and close it was to the main street with all the stores. Robert was so kind and cooked us a breakfast burrito, Homedale yogurt and felt like right at home. What really made me happy was not realizing I had forgotten a bran new shirt I had bought inside the closet. Robert reached out to me the very next day and offered to mail it to me and received it the next day!!!! WOW!!!! defiantly recommend it and will be going back :-)

We had a wonderful stay at Austin House. The room was huge with two large spaces and a nice bathroom. Such a great location. Lots of nice architectural details in this historic house. Lovely breakfast of blueberry French toast as well. Such a nice stay. Can’t wait to come back.
