The 1,500 m² property is surrounded by nature and offers a sweeping, breathtaking view over olive groves, vineyards, and meadows down into the valley and out to the sea.

With 230 m² of living space spread over two floors, the villa offers enough room for up to 10 adults and 2 children in 5 bedrooms. Each bedroom has its own en-suite bathroom. The bedrooms are furnished with new, very comfortable box-spring beds.

The fully equipped kitchen features all the necessary appliances: a large refrigerator, a dishwasher, a conventional oven with a ceramic cooktop, and a Siemens fully automatic coffee machine.
Upstairs, there is an utility room with a washer and dryer.

From the 89 m² living/dining room, you can access the terraces leading to the private pool (63 m²), which is 12.7 m long. You can also pamper yourself in the bubbling Jacuzzi.
A total of 10 sun loungers and 2 lounge sets are available on the terraces for relaxing.
All rooms (living room and all bedrooms) are fully air-conditioned.

The shaded barbecue area features not only a grill but also a summer kitchen with a sink and a ceramic cooktop.
The large dining table comfortably seats 10 people.

The tiled parking area for 4 cars is secured by an electric gate operated by remote control. It also features an electric vehicle charging station.

The villa is located on the outskirts of Vizinada in Istria.
The popular Parenzana cycling and hiking trail passes close to the villa.
Well-known attractions such as Motovun, Groznjan, and the Baredine Cave, as well as beautiful historic towns like Poreč and Rovinj and the many stunning beaches, are not far away.

Of course, free Wi-Fi is available throughout the entire property.
