Excellent location right on Lake Lugano. Air conditioning worked GREAT! Hotel is small but neat and clean. Breakfast was small but fairly good. Staff was very kind and helpful.
Mattress was too firm/hard for us and pillows not comfortable. Tub/shower was a retrofit job such that the tub is up fairly high so you must step up fairly high to get in.

Location in town was perfect , close to everything.
Beds were too hard for us and only had a shower above a big bath.

Perfect location to explore Lugano, close to the city center, lake, port, LAC, and everything else for my senior parents who had some mobility issues. They kept praising how convenient the location was. They got the room with terrace/view, and the view was exceptional (it was my father's request and I was able to make his wish come true). The hotel had a feel of family running business, its people very warm and welcoming. They had a wonderful stay.
Nothing really, of course some facilities are old, because it's in a relatively old building but that's nothing wrong about it - it is the matter of tastes.

They had a triple available which was important. The location is fantastic.
The hotel is worn. It is clear they are not investing in maintenance or upgrades. They have odd offerings such as coin operated massage chairs in a common area and a shared tea kettle. The hair dryer was ancient and a joke. There was mold on the ceiling of the bathroom.

"Location excellent. Staff exceptional. A room with balcony and lake view is a must! Excellent value for money."
