Loved the location and the charm of the property. We had the included breakfast and It was excellent.
The staff were helpful & friendly.
Probably due to the location of our room (which was very nice) we were woken in the night from noisy pipes, which was a shame.

A warm welcome, very comfortable rooms, great food selection for breakfast and our dinner was delicious too. Popular with locals and visitors alike. Parking off-road at end of the street just inside race course.

Breakfast was excellent, good choice of food, comfy bedrooms. Friendly staff
Unfortunately the hot water in our court yard room didnt work for the two mornings we were there, however a member of staff said if we wanted we could use a room in the main building.
The other issue was they were in the process of changing their menu. So quite a number of choices were not available, which was a shame as the food looked really good.
However the hotel compensated us beyond what we had expected for the problems regarding the water issue.

Everything. Clean and comfortable rooms. Morning breakfast was included in the price and the variety of choice excellent.
The Pub was super friendly and had a great selection of beers and spirits, all at a very good price.
The hotel/pub is located very close to Warwick racecourse and this is where you can park once you have your permit from the hotel.
A short walk to the shops and the must see Warwick Castle.

There was no.air conditioning in the rooms, not a problem in September but maybe in the summer. Fans were in all rooms, so maybe not a problem but worth mentioning.
