The location was quiet and away from main touristy area. Nicolo the host was very friendly.
It was pretty run down and old , not in a good way. The breakfast was all bread and sugar.

Nice old fashioned hotel in a quiet neighborhood (although very close to all restaurants and to the station). But the real gem in this hotel is behind the counter! thanks to Nicolo, I had the best possible experience in Venice . He gave me all the recommendations for my stay, which places to go visit and why, and tons of super nice explanations about his city.

The staff were fantastic, The location was good…out of the way of the hoards of tourists, and it was quiet.
The room was dark and dingy on the main floor with no natural light.
Poor breakfast ie coffee/juice, toast/croissant, fruit yoghurt
I know Venice is expensive but it was the most expensive place we stayed and the poorest value

Close to the train station. Staff were very friendly.
They need to update the furniture in the rooms - it is really dated and horrible. If you are taller than 5f10 you will have problems with the bed head/footer.
