Underwhelming stay, if a little regrettable.
The room was very large, and it had been freshly cleaned. It was walkable to the Akabane train station, although some steep sections could be challenging with large luggage or if you have accessibility challenges. It provided a kettle, hair dryer and a few cutlery items along with a microwave; a few towels and shampoo and body wash were also provided. The laundry is outside on the balcony (we saw some negative reviews so didn’t use this). Bathtub is deep and not too small (I’m 5’8 and didn’t feel squished). Shower pressure is fine, and the hot water heats well. Check in was uncomplicated - key box entry. The little green bean keyring was cute, memorable and handy to ensure that the key wasn’t lost.
The room listing was advertised on Booking.com as accessible, and the building as offering luggage storage. But this room is on the third floor with only a narrow staircase for access (which also has some hazardous steps). We had contacted the owner previously to ask about this and ensure there was a storage option, due to having heavy (45kg) suitcases and physical accessibility issues, but received no response before check in. There are no luggage storage facilities for large suitcases despite what was advertised. The front doorway for the room I stayed in had a construction error where it opens onto a landing that has around 1-2 cm of distance between the doorway and the next step down; you had to be constantly vigilant to not misstep or else you would fall and hurt yourself. It definitely would not be safe for children, or anyone with vision or motor impairment. The area could be a little noisy at night and occasionally during the day (someone nearby was signing JPop with a microphone in the late afternoon for example). Although clean, the room and furnishings are much older than the photos showed, and are not as beautifully styled as the photos suggest. The couch is a futon with a blanket over it - good if you need extra bed spaces, bad if you like sitting outside of your sleeping quarters. We stayed a week and didn’t see a single person, so if travelling alone I imagine it would be fairly lonely and isolating. Considering the furnishings, the luggage situation, the lack of communication and the cost, a hostel would be better. Of the two beds, the one closest to the door is worn and offers hard springs; we took the one next to the window which was a little more comfortable; we slept fine. But both mattresses are showing their age. Some of the cutlery had some marks; as guests are asked to put away their dishes after washing, I did wonder if these are left over from guests not cleaning up after themselves well enough and then the items not being inspected.

The amenities stated exists, but not in the way you would like.
I did not end up staying at this property. Let me paint the picture of why. The moment my party and I walked in, it was very cold due to the windows and “balcony” door being left open. We closed them and turned on the heater, which we were told by the apartment booklet could not be turned on full power or else the power would go out. We ended up staying two hours (researching another place to book for reasons I will get into) and the apartment remained cold the entire time. We also began to realize a possible reason for the windows being left open with such cold weather. After being shut, the apartment began to smell. We noticed blood on the handle of the bathroom door, and there was dirty laundry on top of the washer. Also, please note, there is a washer as stated, but it is cramped in the corner of a very dirty… balcony? Large window sill? The washer itself is dirty on top, and if you look to your left, so is the other appliance on the window sill. We attempted to call the listing owner with no success. We realized we would need to email and wait for a response. During this waiting period, if there was no response (which we deemed likely considering there was no one to answer the phone) we realized we would miss out on the opportunity to book another hotel for the night. The next day, the owner reached out stating the apartment was professionally cleaned, that we did not give them time to address the issues (I don’t believe these issues should have been there to begin with), and that because all of the accommodations stated did indeed exist, there was no remedy to the situation. In the end, I was compensated with $11USD, 1,685 yen, for my 7 day stay to which I did not attend.

Good for 1 to 2 people. Good value for money.
Close to Akabane station.
The room has everything you need for a short stay.
It's good for 1 or 2 people. We were two adults and a kid and the apartement/room felt quite small. There is not a lot of space, no real intimacy. You can hear the neighbours pretty well too.

We had a great time during our stay. Thank you!
Our family has stayed at this place several times, and it always feels great to be back. It truly feels like home. The room is always clean and well-prepared. The area is quiet and pleasant, with several temples nearby. It’s easy to find food at any time. We also appreciate the hospitality and quick responses of the owner/staff. We’d love to stay here again when we’re back in Tokyo.
