Nothing to comment in particular: the hotel is the ground floor of a block of flats, the rooms are exactly as advertised. Very convenient location indeed and definitely worthwhile!
I would kindly suggest ditching breakfast altogether, or to offer something basic (like instant coffee/tea bags + a croissant) in the hotel hotel room, OR have a deal with one of the many nearby cafés/restaurants for a certain paid amount. The existing breakfast is rather subpar (especially when contrasting with the absolutely excellent food culture in Armenia), and the effort does not seem to be worthwhile.

Amazing hotel and the admin. I enjoyed staying there so much. Such a great staying in the city center.

The room was clean and had all the basic toiletries provided.
• The staff were very kind and helpful — when I asked to change the room because the first one was right by the entrance, they switched me to another one without any problem.
• The location is good.
The room felt a bit like a basement/utility-type space.
• The breakfast was very minimal (two small sausages, scrambled eggs, a yogurt, coffee, a small piece of butter, two pieces of bread, a few slices of orange, and some cheese). I wouldn’t really call it a full breakfast.
• It’s okay for one night, but I wouldn’t stay longer.
