Cocoonr Agency is pleased to present this comfortable 130 m² timber-framed house, which is very light, warm and cosy, featuring a lovely 50 m² wooden terrace and a small garden with trees. The garden is enclosed (with side gates and a manually operated main gate).
There is space to park one car.

The house offers exceptional comfort, with excellent insulation making it just as pleasant in summer as in winter. Its location is also ideal, right next to two beaches (100 metres away): Béchet Beach and La Salinette. You can go for a stroll in the grounds of Nessay Castle and even have a meal there or enjoy their lovely terrace with sea views. You can also enjoy wonderful walks along the GR34, which winds its way past the renowned Dinard Golf Course. Historically, the house – renovated in 2014 – was the last joinery workshop in Saint-Briac-sur-Mer, hence its distinctive shape, which gives it all its charm.

The accommodation is laid out as follows:
- A bright living room opening onto the garden, with comfortable sofas.
- A fully equipped kitchen with a dining table.
- One bedroom with a queen-size bed (160x200)
- Two bedrooms with a double bed (140x190)
- One bedroom with a pull-out bed (sleeps 2)
- A bathroom on the ground floor with a shower cubicle and a toilet
- Another bathroom with a bath and double washbasins.
- A separate toilet downstairs and another separate toilet upstairs.

Outdoors:
- A large wooden terrace with garden furniture (a table, chairs and sun loungers)

Location:
Saint-Briac-Sur-Mer is a charming seaside village. You can do everything on foot! The village centre is 1.5 kilometres from Villa Emeraude. There you’ll find shops such as: a chemist’s, the village bar, bakeries, a fishmonger’s, and the market is held on Fridays.
Just 800 metres from the house is “La Houle”, with a bakery, bars and restaurants. Our favourite: “La Table du Béchet”.

The GR34 walking route is accessible from La Salinette beach, where you can enjoy wonderful walks whilst admiring the sea.
For children, there’s the Club des Goélands at La Salinette beach (booking required and open only in summer).
Dinard is 10 kilometres away.

Other notes:
- Self-check-in: a key box is available on site so you can access the accommodation independently. All the information you’ll need for your arrival will be sent to you by email before your stay.
- Free Wi-Fi – Starlink. High-speed Wi-Fi suitable for remote working.
- Pets welcome. A €25 surcharge applies at the time of booking. A maximum of one dog is permitted. If you are travelling with your pet, we ask that you ensure no traces of their presence are left behind on departure (hair, faeces in the garden, etc.), to ensure a clean space for the next guests.
- Bed linen and towels included
- End-of-stay cleaning includes preparing the accommodation for future guests. Please leave it in a reasonably clean condition and clean any kitchen appliances after use.
