this is indeed a very beautiful location, and the villa is as described as far as amount of rooms, bathrooms, and amenities. it accommodated our family of 5 - 2 adults, 2 teens, and 1 child - very well, everyone had plenty of space and their own bathrooms. each room had it's own AC unit which was nice as well. the kitchen was well equipped with dishes and cookware, and we were able to prepare a few really nice meals during our stay. the views from pretty much the whole house were amazing- the best part about the property. the decks/patios were as described, and lovely places to relax. landscaping is "natural". we initially planned not to rent a car as we did not really feel like driving, and prefer to walk and take public transportation. however, the house is on a BIG HILL. while it is about a 12-15 walk down to the nearest beach, the walk up does take longer and is pretty intense, even for the most fit among us. we ended up renting a car for some convenience, but primarily took the commuter train when visiting other towns. the le trayas train depot is less than a mile from the house and the trains are all super convenient all up and down the coast. the house is in a village- it isn't really even a town. the closest market is very small, albeit well stocked with basics, including fresh baguette and croissants and nice fresh fruit selection. for anything more than that you will need to head into a neighboring town, which is a 15-20 minute drive minimum.

We could not recommend this house too highly; stunning location, beautiful furnishings, immaculately maintained and the views.... Sitting on the very large terrace on a warm evening overlooking the cliffs and the Med was sublime. Sitting at the outdoor sofa and chairs having breakfast each morning offered an alternative view and yet more space to admire the location. The enormous terrace outside the bedrooms offered yet more opportunities to stop and stare. This is a truly beautiful house - five minutes' drive from a railway station leading directly to Cannes, Antibes, Nice, Monaco and on into Italy. We loved it here and can't wait for our next visit.
