A typical Venetian house, completely restored, ideal for five people. Located in the heart of the city yet in a quiet area full of shops, bars, and restaurants, with direct access to the airport. Air conditioning, free WiFi, and a fully equipped kitchen.
FULL DESCRIPTION:
The apartment is located on the third floor of a typical Venetian house and was completely renovated in 2013. It has independent heating, air conditioning, and fully functional Wi-Fi.
It comprises a living room, two bedrooms, and two bathrooms. The living room and one bedroom overlook a characteristic Venetian courtyard with a waterfront, while the other bedroom overlooks a narrow street. All rooms are very bright: there are a total of nine windows in the apartment.
The living room is spacious, with exposed beams and a kitchenette. One bedroom has a double bed, the other two single beds. Of the two bathrooms, the first has a sink, shower, toilet, bidet, and hairdryer, while the second has a sink, toilet, washing machine, iron, and ironing board. The kitchen is fully equipped with a stovetop, electric oven, microwave, refrigerator, freezer, toaster, coffee maker, kettle, and more.
Bed linen and towels are included.
The apartment is located in the Castello district, near the Church of San Francesco della Vigna. It's a quiet area with a typical Venetian atmosphere, far from the crowds of mass tourism. Nearby are two supermarkets and small, quaint shops of all kinds: grocers, butchers, greengrocers, tobacconists, wine shops, and more.
The location is particularly convenient for exploring the city: Piazza San Marco, the Rialto Bridge, the Arsenale, and the Biennale are all within a 10-15 minute walk. The airport is directly connected by the Alilaguna ferry service, which arrives at the Fondamente Nuove stop, where Giovanni will meet you and take you to the apartment, about a 10-minute walk away. The nearest ACTV urban transport stop is just a few steps away. From here, you can easily reach the Piazzale Roma car terminal, the train station, and the islands of the Venetian lagoon (Murano, Burano, Torcello, and the Lido).
To allow guests to fully immerse themselves in Venetian life, in addition to various informative materials, a Guest Manual is provided, offering suggestions on places of interest, recommendations for shops, bars, and restaurants, and directions on how to get there.

Giovanni was excellent! He met us at the Water Bus and walked us to our home away from home. The place was as described, very comfortable and welcoming. Giovanni went over everything and had a map with numbers on it and a booklet to explain them all. He made recommendations for a few restaurants, we tried them and they were fantastic. Would definitely recommend staying here, 5+ star review!

Wonderful stay! The host was very helpful and kind. The property is tucked away in a nice quieter spot of Venice so you don’t have to deal with crowds at night but it was easy to get anywhere we wanted to go!

The checkin process with Giovanni was very smooth. He told us what water bus to take and met us at the pier to walk us the 5 minutes to the apartment. He went over a map to help orient us and gave helpful tips. The apartment had individual bedroom AC units which was appreciated considering the high heat wave. We were able to use the washing machine and hang clothes to dry. His communication prior to arrival was excellent and he ensured we had the correct documents.

Giovanni was an excellent host who met us at the water bus dock and walked with us to the apartment. The apartment was perfect for our family of four. It was hot, so the air conditioned apartment was perfect- it is located in a quieter neighborhood a short walk from Piazza San Marco and the Rialto Bridge. There are a couple flights of steps, so be prepared to carry your luggage up the stairs, since the building doesn’t have an elevator. The stairs were not steep or narrow, so it wasn’t a problem. Giovanni has an instruction manual in the apartment for the clothes washer, and he has suggestions for good restaurants and nearby grocery markets. Be prepared to pay the hotel tax in Euros on the day you check in - in our case 4 Euros per person for the two nights we were staying (this is customary). Thank you Giovanni for providing such a comfortable place to stay!
