Quite a walk from the drop off point for the recommended car park boat. Our ground floor accessible room had no views. The breakfast was good, held in a pleasant room with access to a large garden with seating.

Staff was amazingly kind. After traveling through US I expect a mediocre service environment. These people were so kind, over the top helpful. The property is a converted third generation home and exquisite. Breakfast was not what we expected. It was lacking nothing including fresh everything and cappuccino made for us.

This hotel is one of best secrets in Venice. A mansion of a local industrialist, it is still owned and managed by his family. It has a great character, a beautiful garden, and it is surprisingly affordable.
