This house was perfectly located for us to walk to the beach and enjoy it. The beach wasn't very crowded which was nice and the water and waves were cool! The home itself housed 13 of us and we all had rooms to sleep in. Just a note for the room that had the bunk beds. These are more for toddler/younger kids but we made it work! The dining area was big enough for all of us to play board games and the kitchen was a good size as well. Richard, the host, was easy to contact if we had any questions. The hot tub wasn't working well when we were there but he let us know someone would be there to fix it. This house is definitely an early to bed, early to rise house. When you have a large family here, you need to be light on your feet because you can hear everyone moving throughout the house! But, that is the joy of vacation! This beach home was everything we hoped for and more. The location was perfect with an easy walk to the beaches, making it effortless to enjoy the ocean every day. The house was beautiful, comfortable, and had the perfect setting for family time. We spent evenings on the deck around the propane fire table making s’mores, laughing, and enjoying the incredible sunsets. It was the kind of place where memories are made — relaxing, beautiful, and truly special. We can’t wait to return!

This was a marvelous home for our family getaway. Everything was clean and well cared for. I was a little worried about accessing/feeling welcome on a private beach, but didn’t need to be. The short walk to Moody Beach was a big selling point and we walked it daily with no one bothering us. The kitchen is well-equipped and the beds were comfy. I wish we could have had a real fire in the backyard, but the fire table on the deck was almost as good. The location is great — a short drive south to bustling Ogunquit with its shops and restaurants, or north to Kinnebunk/Kinnebunkport.

they say its 5 minute walk to the beach and it is but they dont say that all of moody beach is private ! no one is allowed on the beach except those who own Prop. on water front,, the house was not as clean as it should , no tables out side furniture for eating, towels to small, cabinets had so much grease on them. plenty of bed rooms and bath rooms. would not stay there again!!!
