Villa Loredana is an authentic Tuscan farmhouse with an annex, set in an extensive garden in the hills near Montaione. Surrounded by rolling countryside, vineyards and woodland, this 19th-century stone property has been carefully restored to retain its traditional character, with terracotta floors, beamed ceilings and wrought-iron details. Encompassing six bedrooms in total, Villa Loredana is ideal for families or groups seeking a balance of shared spaces and independent living. Outdoor areas include two swimming pools, shaded dining and lounging areas, a barbecue and a decorative pond at the far end of the garden. From the villa, you can easily explore nearby villages and vineyards of the Val d’Elsa and Volterra, San Gimignano and the Tuscan coast. The owners’ house is adjacent but separated by a fence. They do not live there on a daily basis and remain available if required.

The property consists of the main farmhouse (approximately 270 sqm) and a two-storey annexe (approximately 100 sqm). FARMHOUSE - GROUND FLOOR – Open-plan living and dining room with fireplace; kitchen with wood-burning oven and fireplace; guest bathroom. FIRST FLOOR – Two double bedrooms; master double bedroom with en-suite bathroom with shower; twin bedroom with joinable beds; bathroom with shower. ANNEX - GROUND FLOOR – Living room with fireplace; bathroom with shower; service kitchen with washing machine and access to a tiled terrace with wooden roof. FIRST FLOOR – Twin bedroom with joinable beds; double bedroom; bathroom with shower (no bidet, equipped with a hand shower). Air conditioning in the bedrooms and in the living room of the house.
Park:
The fully fenced garden extends over approximately 3000 sqm, featuring lawns on several levels, connected by stone steps and bordered by hedges, cypresses, and Mediterranean vegetation. A driveway lined with cypress trees leads from the entrance gate to the parking area beside the annexe. Outdoor spaces include a shaded dining area beneath a large tree, a stone terrace with colourful potted plants, and a brick barbecue near the pool. In the lower part of the garden is a small pond. Parking is available on site for up to three cars.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The pool area is on a slightly lower level than the house and accessed via a tiled path. The main pool measures 12 x 6 m with a variable depth from 1.20 to 1.40 m; rectangular in shape; PVC lining; chlorine purification; internal lighting; metal ladder for access. The adjacent children’s pool measures 6 x 3 m with a constant depth of 0.50 m. Both pools are bordered by a light stone solarium with sunbeds, umbrellas, small tables and ornamental features. A shower is available in the pool area. The pools are open from the last Saturday in April to the first Saturday in October.

We stayed in a party of ten, including two children. Villa Loredana is a gorgeous villa set up on the hills looking towards Volterra. Everything is very clean and well appointed. Everywhere you look, from the soft furnishings to the cutlery, is of a very high standard. The kitchen in the main house is very well equipped, if slightly on the small side for a group of eight sleeping there. The bedrooms are spacious, tastefully furnished and look out across the valley. There is a lovely terrace area for outdoor dining and two pools - the smaller one is perfect for young children and the bigger one (though cold at first!) looks very inviting in the sunshine. Plenty of sunbeds. A little walk in the garden takes you round a pond alive with frogs and with beautiful waterlilies. This property also has the bonus of a charming annex with two more bedrooms and its own little terrace. Again, tastefully done with lots of rustic charm. The small village of Iano is a 15 minute walk away - there is an alimentari and a pizzeria there. Even closer is a restaurant called Nonna Bianca which is very good indeed. Pisa airport is just over an hour away, Volterra and San Gimangano about 25 mins drive away. The hosts, Nicola and Allcia and the groundsman Roberto were responsive and friendly eg we were allowed a slightly later check out and a small glitch with the air-con was quickly resolved. We loved our time at Villa Loredana and would stay again in a heartbeat.
