The Boat House is listed here by Inspire Stays dot com, the premier independent holiday company in the South East. The open-plan ground floor features a fully-equipped island kitchen, dining area, and a cosy sitting room with a log burner and Smart TV. The first floor offers a sumptuous Super King (6') bedroom with balcony and garden views, and a mezzanine walkway leads to the spa-like bathroom revealing a double-end freestanding bath with views over the fields, and a walk-in shower. Outside, the expansive courtyard and lawned garden invites picnics and relaxation. Whether sipping wine on the balcony or soaking in the bath, luxury and tranquillity awaits!

For a local walk try Saltern Way a few minutes from the cottage, a lovely flat walk/cycle path to Chichester and wheelchair friendly. You can also walk to Chichester Marina where you'll find the Boat House Café, and a little further will take you to Del Quay and The Crown and Anchor, a lovely pub right on the water.
Great restaurants and pubs nearby include the 18th century Lamb Inn 0.8 miles away, the excellent Crab and Lobster Gastropub at Sidlesham Quay, and CHK Italian near Birdham. In nearby East Wittering there are small supermarkets (Co-op/Tesco Express), along with several pubs/bars, restaurants, takeaways and surf/watersports shops. Larger supermarkets are available in Chichester and Selsey a short drive away.

- Pets: A maximum of 2 well-behaved dogs are allowed at a cost of GBP25 each per week or part week. If the charge is not taken by this platform we will contact you after booking to arrange.
- Please search for us online and contact us direct if you are interested in a stay of over 21 nights (we cannot administrate these via this platform).

- A security deposit of GBP200 is a condition of booking, if not taken by this platform we will contact you after booking to arrange.
- Once you have placed your booking request, before we can process your booking we will require some simple additional information such as postal address, direct email and guest details. Please do not book if you are unable to provide this, as we cannot offer a refund on this basis.
- Arrival and departure times are clearly stated. As our properties can be booked right up until the last minute, we are unable to confirm early check-in or late check-out requests until 24-72 hours prior to your arrival/departure. Should you prefer to guarantee any such request now, please add an additional night to the start and/or end of your booking.
- Top tip: Adding another night or two may only cost a little extra, or sometimes nothing at all! This is a great way to add some flexibility to your stay (please let us know if you plan to arrive the day after your start date).
- The garden is enclosed but may not be completely secure for pets: the enclosure includes a wall approx. 80cm high (part of the wall also has a bench next to it), and a fence with 20cm mesh. There is also a 5-bar side gate with approx. 20cm gaps between the bars. A new fence has been fitted between the cottage garden and the owners' garden next door for privacy. Please ensure dogs are always supervised.
- Kitchen facilities: Aga with double electric oven with grill and 4-ring gas hob, under-counter fridge, chest freezer, ice maker, slimline dishwasher, clothes washer-dryer, microwave, kettle, toaster, Nespresso coffee machine (standard size pods, not provided).
- Iron, ironing board and hairdryer provided.
- Free private parking on the driveway 20m from the house, with space for 2 cars.
- Please note that CCTV covers the path leading from the parking to the cottage for security. There is no internal CCTV.
- One infant up to 6 months old and not mobile is usually allowed, but please check with us in advance. Please bring your own cot, cot bedding and highchair.
- Gas underfloor heating.

The Boat House is a stunning building in a lovely location. The property is well laid out, takes advantage of the views and has everything you need. The bottle of prosecco and lemon drizzle cake were a nice touch too. Lots of nice walks nearby and a good pub just a 15 minute walk away.

Lovely bath, with a peaceful green view.

Nice walks straight from the house via good signposted routes ( salters way on your doorstep)
Two ( maybe 3 ) pubs within walking distance
Good, safe parking
I would recommend this property for its peace and inside comfort, and nice walks, despite my minuses, as like I say I’m always 100% honest and opinions are everyone’s own, some are more fussy than others, and it also depends where and how you live yourself.
Minuses
For us this was huge…. No comfortable outside seating ( 2 very uncomfortable wooden chairs and a sleeper bench) who doesn’t want to sit outside if you’re blessed with good weather and long evenings?Plenty of room to store a couple so don’t really get it.
Fridge door has a mind of its own and creeps open, needs a new seal I think.
No shops at all in Itchenor that we could find anyway, so make sure you take the essentials ( we always do as most do I think, but worth a mention)
Sadly felt the house was ‘ cleanish’ , the stairs need a steam clean, difficult material to clean properly but they look filthy which makes you look elsewhere, and when we shook the sofa throws before we left it was a lot more than a weeks worth of dust that came out.
No sign of the owners guess they were having their own holiday.

We had a lovely few days at The Boat House. Interesting, well converted property that was well equipped with beautiful views across the fields (deer occasionally wandered through). Very quiet and peaceful in the charming village of Itchenor -ideal for coastal walks locally or to other interesting places -The Witterings, Chichester etc. Buddy, our cockapoo enjoyed his stay too!

The Boat House is a perfect place to relax with lovely views over the countryside. This was our second stay and would certainly book again.
