The house is right on Moody Beach - which is beautiful with soft sand and a huge tide. The house was great - very clean and had everything we needed for a comfortable stay for a family of 10. There is a pull out couch in the living room if you have a group of 12 but it would be cozy for that many people. It would be great if the host supplied linens and also beach chairs/umbrellas. It's a lot to pack when you're going on vacation and many other places we've stayed provide these items. Everyone in our group had a great time, slept well and enjoyed the stay!
