Villa Ustoma is idyllically located just outside the picturesque town of Sorano, a charming little town in the province of Grosseto, in Tuscany.

The entire villa, complete with an infinity pool and a large garden, is at your exclusive disposal. There are no other guests in the house, at the pool, or on the property. You’ll have the place all to yourselves—whether you’re a couple, a family, or a group of up to 6 people. A maximum of two dogs are also welcome. The entire property is fenced, and you can park up to 3 cars on the grounds. An electric car charging station is also available there.

The villa is very spacious and was completely renovated in 2023. Two large terraces and the garden offer space for sports and games, as well as the chance to enjoy some time to yourself. The outdoor kitchen, complete with a grill and sink, ensures culinary enjoyment far from the tourist hustle and bustle.

The infinity pool is a dream, offering a wonderful view of the rolling hills.

Ancient, massive oak trees and tuff grottoes lend the property a special charm.

The modern, open, and fully equipped kitchen with a dining area and large French doors is located on the first floor, with direct access to the terraces, garden, and pool. Here you’ll find a large TV with satellite and Wi-Fi, a dishwasher, and a washing machine.
The two bedrooms are well-equipped, and the mattresses are high-quality. Both rooms have a TV. The third room, which has a balcony, is used as a living room when the property is occupied by 4 people. When accommodating 5 or 6 guests, the comfortable sofa converts into a queen-size bed (160x190). All rooms are on the first floor.
All the furniture in the villa and garden, as well as the pool loungers, is new. The bathrooms are modern, and the showers are spacious (120x80 and 120x90).

The windows are equipped with sturdy insect screens and have shutters for blackout. We provide you with bed linens, towels, pool towels, extra blankets, and pillows. For your first few days, you’ll find espresso capsules, coffee, tea, sugar, spices, olive oil, and balsamic vinegar, as well as toiletries.

We provide bicycles (new, for up to 4 people) and a professional table tennis table with paddles for 4 players and balls.

There are no additional costs for any of this. Electricity, gas, water, the final cleaning, as well as a weekly cleaning service with a linen change, and heating are all included in the price.
