The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, and includes all major and small appliances. A breakfast bar with seating for three adds additional dining space. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

HOME FEATURES:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Heating is provided for your comfort.

Extra Sleeping: To accommodate the maximum occupancy, one queen pullout sofa bed is provided. Twin rollaway beds can be rented instead by making advance arrangements with our office.

Laundry: A washer and dryer are located in the hallway laundry room, a complimentary starter set of laundry essentials is provided.

Parking: One carport parking space is provided per unit and is suitable for most vehicle sizes, accessed via the rear alley. Additional neighborhood parking is available, including both metered and unmetered options.

YOUR SPACE:
Guests will have private and exclusive access to the entire second-floor residence, including all interior spaces and private balcony areas. The ground-floor residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups.

NEWPORT BEACH REGULATIONS:
This neighborhood is primarily residential and known for its peaceful, quiet atmosphere. Guests are expected to respect the community and comply with all Newport Beach Municipal Codes, including regulations regarding noise, maximum occupancy, parking, and other applicable requirements. Failure to do so may result in fines and/or eviction without a refund.

BEFORE YOU ARRIVE:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.

Security: This property may use surveillance cameras and or recording devices in outdoor spaces and or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
