Dear potential guests. We thank you for looking at our wonderful home. If you would do us a favor, please read all of the information listed here. We have a list of potential fees you may encounter when booking. Thank you for your time.
Our home is a 4 bedroom 2.5 bath, 2 story, sleeps 14 in beds. All bedrooms are upstairs with 1 Master King Bedroom with a balcony, 1 Master Queen Bedroom, 1 Bedroom with 2 Queen Beds, and 1 Bedroom with a Queen Bunk bed and a Queen trundle bed. Spacious rooms, spacious lot, lots of parking, HUGE COVERED BACKYARD PORCH and outdoor area with a gas grill, gated HEATED SWIMMING POOL that is 5' at the deepest level and fully equipped with all the essential amenities for a home away from home! The pool is heated between November through March between 85-90 degrees, and we do not have a hot tub. We have provided everything possible to accommodate large parties who want to cook and entertain at home. Our completely gated backyard has an alley entrance with an automated gate that provides 3-4 parking spots on our property. We also have parking spots in front of the house on the street. We are 2 blocks to the seawall, Murdocks, Pleasure pier, restaurants, activities, and only a few miles to The Strand. The Galveston Trolley Tracks are right in front of our home and the Trolley is now OPERATING! This will provide great transportation to and from the Strand.
For the central air and heat. Please do not turn the temps below 70 in the summer. As with any home in Galveston, this could cause the units to freezing up. With all the high humidity here, this could happen at any home. Thank you!

We want all of our guests to enjoy our fabulous swimming pool, heated(Nov-Mar), however, please understand that the owners take no responsibility in or around the swimming pool and deck/porch areas. All guests are advised to use caution and be safe around the pool. NO RUNNING, PUSHING OR HORSEPLAY, NO DIVING (the pool is only 5 feet deep), NO UNSUPERVISED CHILDREN, NO GLASS CONTAINERS and the pool is for our guests ONLY. NO LIFEGUARD ON DUTY! Guests will swim and use the pool and deck areas at their own risk. The owners will not be responsible for accidents or injuries. There are security cameras on the front door, viewing the swimming pool area, and the back parking area. We truly thank you for your cooperation and understanding.
Our property is completely fenced with an electronic gate. We provide a gate opener to all of our guests. Please feel free to put this in your car as you are coming and going from our property. HOWEVER.....the gate is VERY heavy and VERY slow...SO PLEASE PRESS THE OPENER 1 TIME and wait for it to move. PLEASE make sure the gate completely closes before you leave our property or go into the house. Again, thank you for your cooperation and understanding.
When grilling, PLEASE clean the grill after each use. This will help housekeeping and the next guest enjoy the grill when they arrive. If the propane tank runs empty, please let Richard know. We try to do our best to keep a full tank, however, we can NOT guarantee it. Thank you so much!
Possible fees each will be charged at the time of booking or just after.
Nightly rental fee
State and City Hotel Taxes of 15% Total. VRBO collects both as a separate
charge on your quote.
A cleaning fee of $275 for your stay
A non-refundable pet fee of $75 for the first pet, $100 for 2. If you bring a pet,
we have a 2-pet maximum. Just select the Pet option when booking for 1 pet,
otherwise please let us know, and we can invoice you for your pets.
A VRBO service fee. This is a percentage of your rental fee set by VRBO.
Guests have 2 options to cover damages to the home. You can purchase an insurance policy for $89 at the time of booking that covers the
home for any damage. OR you can opt to pay a $ 3,000 charge to your card for the deposit. If there is no damage, then the $3000 deposit would be refunded 14 days after you depart.
VERY IMPORTANT:
After booking, you will receive a pre-arrival email with a lot of important information. You will need to retain this as you will need it upon arrival to the home.

Please note, on certain days the pool company will come into the back gate to service the pool. It is usually in the morning about 9 am. Also, housekeeping could show up at 10 am on departure days, especially if another guest is checking in that afternoon.
To decrease litter on the beach and protect marine life, the City of Galveston has implemented a City Ordinance (No 19-017 Secs 8-27) that states all items left on the beach after sunset will be discarded. The Galveston Park Board strictly enforces the ordinance.
Small Family Reunions, this is a great place to gather the whole family. (20 guests during the day only or less including the 14 overnight guests)
Must be 25 years of age to rent the home.
Out of consideration for our neighbors, we cannot allow Prom or Graduation parties at the home. All other gatherings you are thinking of having will need prior approval of the owners. Please let us know before booking if you would.
During hurricane season, refunds are only given if there is a category 1 or higher name storm in the gulf heading to Galveston.
SCAM ALERT: We do not take checks or cashier's checks. We DO NOT advertise on Craigslist or Tansler!!
Holidays such as Lone Star Rally, Memorial, July 4th, and Labor days will require a 3-night minimum stay.

Internal house was clean and lovely. Beds could use some upgrades. Perfect location and the back yard area was perfect. Loved the old craftsman features of the home but some may need explanation especially on the pocket doors. The old ones tend to get stuck.

2 1/2 bathrooms was a little tight for our group of ten. That said, we made it work.Very spacious and nicely decorated.Beds were very comfortable. (Bring a step stool, they are high to get into)Lots of parking area, Kids and adults really enjoyed the pool area. Being so close to the beaches made it nice. However, having to pay to park on the shoulder of the road was a surprise we didn’t expect. Throughly enjoyed our family vacation at Sunrise Oais.

Fantastic weekend due in large part to the wonderful house that exceeded our expectations! Rooms were great! Pool and patio were awesome! Will definitely stay here again!

A classic craftsman built in 1915. It has been nicely renovated but shows signs of needing general maintenance. MB bed was firm. The mattresses in the room with two queen beds sunk toward the middle. A couple of us got stuck in the blue bathroom upstairs. House maintenance came to repair the punch list that the previous guests provided the first day of our stay. This included the bathroom door repair but only a latch was added and the door still stuck. Recommend you check track of the pocket door. The pool area was nice but the house sits with the front porch facing south so the pool gets afternoon sun. The grill area gets sun all day. We were hoping to grill for July 4th but too hot with sun continually on grill. The dishes, utensils, pots and pans are all dated and could use refreshing. I would recommend exterior pest control as in the evening there were many palmetto bugs around the exterior of the property. You might check the AC unit downstairs as it didn’t seem to cool as well as the upstairs. At first we thought this was because the air filter was clogged as it was extremely dirty. My adult son found a new filter so changed this but it didn’t change the units ability to cool. I noticed when walking through the man gate to the front of the house that there was water dripping from the AC over flow which usually means the main AC drain line is clogged. Upstairs porch has soft spots - safety concern. The other bath upstairs shower struggles to get hot. Location is great!
