Since I travel extensively for work both domestically and abroad, I decided to rent out my property due to it being constantly vacant.

You can expect a fully automated villa with a whirlpool and home theater, offering approximately 230 square meters of living space plus 90 square meters of additional usable space (garage + rooftop terrace).

This is a commercial rental with VAT included.
The visitor’s tax and discounted admission to attractions in the city are therefore included.

There are 200 qm² of outdoor parking space available, as well as a garage parking space.
In the event of snowfall, the parking areas are cleared by the winter maintenance service within a very short time. You are only required to keep the rooftop terrace clear of snow yourself if you use it.
The hot tub may be used outside of the legally mandated quiet hours. Noise levels are monitored. The hot tub is in operation year-round.
The villa is automatically cooled in the summer via the underfloor heating system.
A large cantilever umbrella is available on the rooftop terrace to provide shade.
In this plus-energy house, a ventilation system ensures an optimal indoor climate, and the permanently installed battery storage system guarantees an emergency power supply in the worst-case scenario.
Almost every room is equipped with LAN jacks, and Wi-Fi is available with optimal bandwidth in all rooms.
All free channels from Germany are available via satellite TV. For your own streaming services, you can connect to the home theater receiver via Bluetooth, AUX, or 4 different HDMI inputs; please bring a laptop for this (HDMI cables are provided on-site). We recommend bringing game consoles; the 4K UHD projector delivers a crystal-clear picture in the living area’s built-in home theater.

Unfortunately, past experience has shown that not all information provided is accurate; therefore, I ask that you ensure the correct number of guests is specified when booking. The outdoor area is fully monitored by video surveillance.
