Spacious 4-bedroom, 3-bath home in Edge Hill, just minutes by car or under 20 mins by public transport to Liverpool city centre. The property includes a large, fully equipped kitchen and a private back garden, perfect for families, groups, or contractors. With four bedrooms and three bathrooms, there’s plenty of space for a comfortable stay. Please note, the house does not have a living room, but the kitchen and garden provide areas to gather. The standard check in time is 4 pm. You MAYBE can upgrade to an early check in from 1:30 pm for £40. The standard check out time is 11 am. You MAYBE can upgrade to an late check out at 1 pm for £40. If your booking consists of 4 guests and less and you would like to use the sofa bed, there will be a £25 set up and laundry fee.

Please arrange with us and pay the relevant fee at least 24 hours in advance to secure the early check in/ late check out time and it is subject to availability. The room will only be ready to check in at the allocated time.

We apologize that we don't have any luggage storage facilities at the property. There is a left luggage service at the train station that you can use.

Ground floor has one large double bedroom with a king bed and a large sofa, one shower room with toilet, kitchen and the back garden. Upstairs has one en-suite double with a private shower room in the bedroom, one standard double, one single room and one common bathroom.

There is no living room, dishwasher and dryer.

There is heating, bedside table and a desk in the bedroom. Full beddings, bath towels, and showering items will be provided.

The Kitchen is fully equipped to cook your meals.

There is a double sofa bed on the ground floor bedroom and it will be set up for bookings with 8 or/and 9 guests. The standard set-up for bookings with 7 guests and less will be for 3 double beds and 1 single bed in each of the rooms. For bookings with 7 guests and less, you can request to pay £20 to use the sofa bed and for £15 we can set up another single foldable bed in the ensuite room..

Two small to medium pets allowed with a one time pet fee of £20 and damage deposit of £100. The damage deposit is fully refundable after check out, if there is no pet mess and damage found. Your pet will not be allowed to make noise which would disturb the neighbours, if anyone complain, I have to ask you to check out right away without any refund..

There is a shop opposite the road that sells daily essentials and food. Big supermarkets are 5 mins walk away.
