Welcome to Rosebank House, a beautifully restored Georgian manse dating back to 1836. Accommodating up to 12 guests in 6 en-suite bedrooms and located just 1 mile from Blairgowrie's charming town centre, this spacious home offers the perfect blend of premium comfort and historic charm. The Space:

Accommodating up to 12 guests in 6 en-suite bedrooms, Rosebank House is ideal for family gatherings, unforgettable getaways with friends, or even corporate retreats. Unwind in the cosy living room with its crackling wood-burning stove, gather for gourmet meals in the expansive open-plan kitchen-dining space with seating for 12, or enjoy a friendly game night in one of the three dedicated chill-out rooms, featuring a Space Invaders arcade, a pool table, karaoke, and a TV/games room with comfy sofa. A travel cot, baby bath, baby rocker and high chair are available for your convenience.



Choose from four king-size havens, a comfy double room, or a versatile room that can be configured as a super king or twin beds. If work beckons, a dedicated office provides a quiet nook to stay productive.



For culinary enthusiasts, a second kitchen provides additional space to whip up delicious meals.



Step outside and discover the peaceful mature gardens surrounding the house, where you can soak in the fresh Scottish air. Dine al fresco on the large outdoor table and chairs, use the BBQ - adequate outdoor tableware and serving dishes are available….or enjoy some outdoor games provided including swing ball and a football and goal set.



Enhance your stay with a private wood-fired sauna & cold plunge.

Subject to availability as an optional extra, you can add a luxury wood-fired sauna experience to your stay. Beautifully handcrafted and set up at the property, it's the perfect way to relax after a day exploring.

Fuel your adventures with our convenient on-site EV charger & bring your dog along for the adventure - 1 well-behaved furry friend is welcome free of charge! We even supply a selection of doggy toys for your furbaby.



Rosebank House's prime location serves as your perfect launchpad for exploring the wonders of Scotland. Situated conveniently off the A93, you're just moments from the awe-inspiring Cairngorms National Park and the breathtaking Snow Roads, offering unmatched scenery and abundant wildlife. Reach the charming cities of Perth and Dundee in about 30 minutes, while Edinburgh, Glasgow, and Aberdeen are all within a comfortable 2-hour drive.



Guest Access:

Guests will have private use of the entire house and gardens.



Other Things to Note:

We provide one bath towel per person, and one hand towel in each bathroom.



1 well behaved dog is permitted free of charge, please get in touch if you have more than 1 dog and we can hopefully accommodate.



Strictly no parties, including Hen and Stag Do's.



No smoking.
