It's not often that a home truly has everything you could ever want but Tuscan Retreat might just be one of those rare finds. Located within 1 block of popular attractions such as the Nimitz Museum, Otto's, the National Museum of the Pacific War, and many other great restaurants and stores of Main Street, you really couldn't ask for a better location to begin each morning of your stay in Fredericksburg. Step through the front door and you'll be impressed by a luxurious and welcoming living area featuring supple leather seating, rich wood floors, and a gorgeous stone fireplace. This same sense of quality continues into each of the four bedrooms. The master bedroom features a wonderful king bed. Off of the master is a separate bedroom with a queen bed. From this queen bedroom, you'll also have access to another sleeping area that includes a trundle bed that makes into two twin beds. A third bedroom features a king bed while the fourth bedroom includes two XL twin beds, which are ideal for children or even adults who desire a bed all to themselves.
Outside, the covered portion of the patio includes an outdoor table with seating for 10, a fantastic hot tub, and a wall-mounted television while the open portion features a comfortable outdoor sofa and end chairs that encircle an amazing stone fireplace.
LOCATION - 1 block North of Main Street
HOSTS - Home all to yourselves but a manager is always a quick call away should you need anything
SLEEPS - Up to 12 people; Master bedroom w/ King bed, Queen bedroom off of the master with access to a separate sleeping area with a trundle bed (2 twin beds), 3rd bedroom has a King bed, 4th bedroom has 2 XL twins, Queen sleeper sofa in living room
BATH - 2 baths; Master bath has a whirlpool tub, separate shower & double vanity, 2nd bath has a shower
KITCHEN - Fully equipped kitchen w/ Keurig. Dining room w/ seating for up to 8.

Up to two dogs are allowed at the property but we ask that they each weigh 25 lbs or less. In addition, there is a pet fee of $22/dog/night (before tax). Due to the fact that HomeAway/VRBO does not allow us to charge for more than one dog at the time of booking, please let us know if you will be bringing more than one dog, so that we can make sure that you are charged the correct amount. If you bring more than one dog and do not let us know, you will be charged accordingly. Furthermore, please bring crates for your dogs and crate them in your absence from the house, do not allow the dogs on furniture or beds, and pick up and properly dispose of their waste. If these rules are not followed, there will be an additional $200 charge added to your reservation.
Please be aware that the house has noise monitoring devices in the living room and carport.
Our Respect the Community Policy:
We ask that you please behave as you would in any home in which you live with respect for the property you are renting and the neighborhood for which the property is located. We have a zero-tolerance policy if any disrespect is reported to us regarding disrespect to the home, property, neighbors or neighborhood such as noise, trash, parking, damage, etc. We will immediately require you to leave the property without a refund if this policy is not followed accordingly.

- Observe the City of Fredericksburg Quiet Hours (10pm to 7am in residential zones). No music of any kind after 10 pm.
- The City of Fredericksburg is a Dark Sky Community with outdoor lighting restrictions. All outdoor lighting is encouraged to be turned off when no one is present to use the light.
- Observe the designated on-site and off-site parking spaces.
- Place all trash in designated containers.

This home was perfect for a girls trip. Walking distance to everything and a great outdoor area for an evening cocktail after shopping.

Our stay was really nice at Tuscan Retreat, the location is really nice, in between the Pacific Re-Enactment site and the Museum on Austin St. just a block off of Main St. The House was clean, functional, everything worked as needed. A couple of recommendations to the owners, please update the hardware on some of your outer doors, they are barely functioning and even locked us out on one occasion. Also, there was a lot of food in the refrigerator & freezer when we arrived. It's just not a world I would ever eat any left behind food so I would clean all that out before the next guest arrives. There is a nice covered back porch, and the outdoor seating area with fireplace is great as well. I don't want to be harsh about the food and door hardware, just that a few upgrades would make this rental even better.

The bedroom at the very back of the house is an extension and attached to the master bedroom. This wasn’t obvious to us when we booked it. Our friends and their daughter had to walk through our room in the middle of the night while we were sleeping to use the bathroom. The only thing separating us was a sliding door. Not a big issue if you’re one family who doesn’t mind it. So if you are splitting up the house amongst friends whoever shares those back rooms better be really friendly and cozy with each other. Also, I found it slightly annoying that you had to pick up and use a physical key instead of just having keyless entry. And the key only locked and unlocked the front door. You had to lock up and leave through the front instead of on the side where all the vehicles park. Had to to deal with a few cockroaches inside, but I suppose that’s to be expected given you’re pretty much in the middle of a smaller country town with lots of trees etc. Aside from that, location is what’s best about this house. If you like walking Main St. and around that area it’s hard to beat.
