- Full bathroom with hot water and toiletries
- Private terrace to enjoy the fresh air
- Air conditioning and fast Wi-Fi
Building shared amenities: rooftop pool, bar, gym with ocean views, elevator and 24/7 security.
Included: sheets, plus bath and pool towels (one set per guest per stay).
Not included: washer/dryer and daily cleaning.
Guest Access:
Self check-in with a personal access code so you can arrive on your own schedule (within set hours). On arrival, check in at the lobby and reception will let you through; a lockbox by the door holds your key.
The building has a lobby, reception and 24/7 security. Parking is available in the building, subject to availability. We have no permanent staff on site but are always reachable by message.

The studio sits on lively CTM Avenue in Playa del Carmen, a short walk from everything that makes the town special.
Within minutes you will find restaurants serving local and international cuisine, craft shops and boutiques. The famous Fifth Avenue (Quinta Avenida), with its nightlife and entertainment, is just steps away, and the beach is a short walk for sun and sea.
Please note there is ongoing construction nearby that can be audible during the day.
Getting Around:
The location is excellent for getting around on foot: Fifth Avenue, restaurants and the beach are all within walking distance, so a rental car is not necessary. Taxis, Uber and Didi are also available if you wish to explore farther.
Other Things to Note:
We require an official photo ID of each guest before arrival in order to authorize access; guests also sign the condominium regulations to keep good relations with neighbors and comply with building rules.
Please note there is construction nearby that can be noisy during the day. Building parking is small and subject to availability.
The kitchenette has a compact electric cooktop and microwave, ideal for simple meals rather than elaborate cooking.
As a beachside, tropical setting you may occasionally see small wildlife (geckos, birds). Please avoid leaving food out.
Your stay includes cleaning before arrival and after departure, plus basic welcome amenities (toilet paper, shampoo, soap and essentials). Additional cleaning or restocking is available on request for an extra fee.
For the air conditioning to work properly, please keep doors and windows closed while it runs and do not set it below 21C.

The room itself is good. The bathroom is very nice. The kitchen is adequate with a good refrigerator and an OK cooktop. The cooktop takes a long time to heat and doesn’t get real hot. So if you plan to do a lot of cooking, it may be difficult. There was no television, but I didn’t care. I don’t go there to watch television. The patio is a nice area to relax and have a drink or eat a meal. The condo is next to a very good Italian restaurant and two blocks from 5th street. So easy to get to. An easy walk to the beach. The rooftop pool and lounge area is VERY nice. They put in an effort to upgrade and it paid off.

I came down to fish for five days. The location was ideal and the cooking facilities gave me the opportunity to cook what I caught.
