Please note that the fireplace is not in working order.

Both residences include fully stocked kitchens with dishes, utensils, cookware, bakeware, and large and small appliances. The ground floor residence includes a dining table with seating for six, while the second floor residence also offers barstool seating for six at the counter. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Additionally, there is no central heating. Space heaters have been placed in each room for your comfort.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats, best suited for children, are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A washer and dryer are located in the garage, a complimentary starter set of laundry essentials is provided.

Parking: Two garage spaces are provided and accommodate most vehicles, including some SUVs. Garage measurements are 189 inches wide by 81 inches high. Additional neighborhood parking may also be available, including metered, unmetered, and pay-station spaces. Please read all posted signs.

YOUR SPACE:
Guests will have exclusive and private access to both homes on this property. This includes all interior rooms, as well as the private outdoor spaces associated with each residence: the ground-floor front patio and the second-floor front balcony.

NEWPORT BEACH REGULATIONS:
This neighborhood is primarily residential and known for its peaceful, quiet atmosphere. Guests are expected to respect the community and comply with all Newport Beach Municipal Codes, including regulations regarding noise, maximum occupancy, parking, and other applicable requirements. Failure to do so may result in fines and/or eviction without a refund.

BEFORE YOU ARRIVE:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
