Caribbean views, lagoon sunsets, and a private terrace with a wet bar wait for you at our beachfront vacation rental in Cancun.

Four bedrooms and 4.5 bathrooms accommodate up to eight guests. Approximately 2,750 square feet, including the terrace, are spread across two levels.

Our Cancun story

Hi everyone, my name is Tim Miller. My brother and I discovered Cancun in 2004, and we were immediately impressed.

At the time, we owned beachfront vacation rentals in Cocoa Beach, Florida. After seeing Cancun, we decided to sell our Florida properties and purchase our first place here.

The turquoise Caribbean, beautiful lagoon, lush mangroves, and welcoming people made an impression. More than two decades later, that enthusiasm is still shared with our guests.

Today, Tim’s Ocean Condos is managed by my wife, Megan, and me. These vacation rentals are our full-time business, and personal hospitality remains our focus.

Our properties have been listed with Vrbo since 2004 when it was known as Vacation Rental By Owner, and we are proud to hold Premier Host status. Tim’s Ocean Condos has a 4.8-star Google rating, with over 300 reviews.

Inside Penthouse 3704

This two-story corner penthouse occupies the seventh and eighth floors of OLEO’s North Tower. Only four penthouses occupy the penthouse level, with one on each corner.

Both Caribbean and Nichupté Lagoon views are enjoyed here, with the primary outlook facing the lagoon.

On your entrance level, you will find the living room, dining area, kitchen, powder room, terrace, and Bedroom 4 with its private bathroom. Upstairs, three additional bedrooms and the washer and dryer are located.

Each bedroom has its own private bathroom with a shower.

• Bedroom 1: Upstairs king bed and lagoon views.
• Bedroom 2: Upstairs king bed and lagoon views.
• Bedroom 3: Upstairs queen bed and Caribbean views.
• Bedroom 4: Main-level queen bed and direct terrace access.

Bedroom 4’s direct terrace access is a special feature unique to 3704 among our penthouses.

Two elevators reach the entrance, with no steps required before entering. An interior spiral staircase connects the two levels.

Your private terrace

Stretch out on a lounger, gather around the terrace bar, or settle into the outdoor seating.

The private terrace offers room for morning coffee, afternoon relaxation, and evenings overlooking Cancun’s lagoon.

Inside, generous floor to ceiling windows brings the views into the living and dining areas. The dining table seats eight, with additional seating at the breakfast bar.

A vacation rental with resort conveniences

A typical vacation rental experience centers on the accommodation itself. Here, our private penthouse is combined with resort facilities and personal support.

You will have space to gather, a kitchen for your own meals, and private bathrooms for every bedroom. Meanwhile, beach access, pools, and resort amenities are all nearby.

Our onsite manager, Abdiel, is available Monday through Saturday, from 9 a.m. to 5 p.m. After hours, questions can still be sent by email for prompt response.

The resort provides gated security and a staffed lobby around the clock.

Resort access included with your stay

An all-inclusive pass is not required to enjoy these facilities:

• Beach access and resort pools.
• Poolside and beach loungers, umbrellas, and beach tents.
• Fitness room.
• Tennis and pickleball.
• Spa access.
• Access to the onsite coffee shop and convenience store.
• Free parking.

Spa facilities include a steam room, sauna, relaxation ludic pool, and hot tub. Massage and nail services are also available.

Food, drinks, purchases, and optional services are separate from your accommodation unless included in a package purchased.

Flexible dining and optional all-inclusive passes

The resort offers five restaurants and two bars, including a swim up pool bar.

All-inclusive passes may be purchased per person, per day at the lobby front desk. Choose the days that suit your plans.

For other days, the pay-as-you-go café offers sandwiches, wraps, pizza, coffees, and desserts.

A cooler is also provided inside the penthouse. Fill it with your favorite drinks and snacks for time beside the pool or on the beach.

Restaurants and a larger convenience store are located across the street. Additional dining, shopping, and nightlife can be reached throughout Cancun’s Hotel Zone.

The resort’s weekly activity schedule includes changing entertainment and activities, such as live music and water exercise.

In-home cooking

An authentic Mexican meal can be prepared right inside your penthouse by our local cooks.

This optional service is offered to our guests at cost. Grocery shopping and meal preparation are included in the service, with groceries charged separately.

A grocery receipt is provided, and meals are served buffet style. Payment is made in United States dollars when the service is provided.

My favorite excursion with Mike

One of my favorite recommendations is a private snorkeling excursion with my friend Mike.

I have known Mike for more than two decades. His cheerful personality and local knowledge have made him a favorite with our guests.

His family’s fishing roots stretch back generations, long before Cancun became a major vacation destination.

The private excursion lasts five to six hours. Round-trip transportation to the port, snorkeling, and a meal are included.

You will also have a two-hour golf cart rental on Isla Mujeres. Admission fees for the protected snorkeling area are included.

It is a wonderful way for your group to enjoy the water together. Current details and booking information are provided in your welcome pack.

Nightlife and special occasions

For guests planning a night out, a VIP nightclub package can be arranged. Options include priority entry, a VIP table, drinks, and transportation.

Once & Forever, the onsite photographer, offers professional vacation photography. Contact information is provided with your welcome information.

Birthday and celebration decorations can also be arranged. Options include balloon arches and arrangements in your preferred colors.

And then there is the tres leches cake.

Megan tried bakeries throughout Cancun before choosing our favorite. This milk-soaked cake has become one of our favorite recommendations for celebrations.

Ordering information for cakes and decorations is included with your guest resources.

Airport transfers and groceries

A trusted private airport transfer company is recommended in your welcome information. Vehicles accommodate groups of up to ten.

A grocery stop can be added before heading to the resort.

For arrivals before check-in, luggage and grocery storage can be coordinated. Perishables can be refrigerated while the penthouse is prepared.

Please arrange this assistance in advance. Early storage does not provide early occupancy of the penthouse.

Sunday and after-hours arrivals are handled through lockbox check-in.

Thoughtful comforts inside

Central air conditioning, bed linens, and towels are provided.

Megan selected imported polyester-cotton blend sheets for their softness and practicality. Bath towels are generous 30-by-53-inch, 100% cotton towels.

Eight large, commercial-grade beach towels are provided. Hand towels, washcloths, and kitchen towels are included, along with hand soap and dish soap.

Hairdryers, iron, and an ironing board are available.

The upstairs washer and dryer can be used throughout your stay. Laundry detergent is not provided.

A travel crib and highchair are available upon request. Please let us know your needs before arrival.

Kitchen and connectivity

The kitchen is equipped with a refrigerator, stove, oven, dishwasher, microwave, coffee maker, and toaster. Cookware, dishes, glasses, and utensils are supplied.

A reverse-osmosis system provides filtered drinking water directly in the kitchen.

Private Wi-Fi is provided inside the penthouse. Scan the refrigerator’s QR code for a simple connection.

Smart TVs are provided in each bedroom and the living area. Charging stations include three electrical outlets and three USB ports.

Personal communication throughout your stay

Before arrival, a shared guest email thread connects your group with us and Abdiel. Other travelers in your party can be added.

Your welcome information pack brings together arrival instructions, restaurant suggestions, excursions, and optional services. It has been developed and expanded through years of hosting.

Its search feature helps you locate the information you need.

Housekeeping is not included during your stay. Additional housekeeping can be purchased separately.
