## Rules & Rental Policies

**1. CHECK-IN / CHECK-OUT**
Check-in is after 4:00 PM Eastern Time. Check-out is by 10:00 AM Eastern Time. Early check-in or late check-out must be approved in advance and may be subject to an additional charge.

**2. SMOKING / VAPING**
Smoking and vaping are prohibited inside the cabin. Smoking is permitted outdoors only. Please keep doors and windows closed while smoking and properly extinguish and dispose of all cigarette and cigar butts.

Do not leave smoking materials on the ground, decks, walkways, or in the fire pit or grill.

If smoking or vaping occurs inside the cabin and additional cleaning or remediation is required, a $250 remediation fee may be charged. Guests are also responsible for damage caused by improperly discarded smoking materials.

**3. MINIMUM AGE**
The primary renter must be at least 25 years old and must be present throughout the stay. Valid identification may be required.

We do not rent to vacationing students or groups of guests under age 25 unless accompanied by a parent or legal guardian.

**4. PAYMENT**
For direct reservations, a 50% deposit is required to reserve your dates. The remaining balance is due 30 days before arrival. Reservations made within 30 days of arrival must be paid in full when booked.

Reservations made through Airbnb, Vrbo, or another third-party booking platform are subject to the payment terms applicable to that platform.

**5. CANCELLATIONS**
For direct reservations, cancellations made at least 30 days before arrival may receive a refund, less a 6% processing fee. As an alternative, guests may request to move their reservation to different dates, subject to availability and any applicable rate adjustment.

Cancellations made within 30 days of arrival are non-refundable. Changes that shorten the stay and early departures do not qualify for a refund.

Reservations made through Airbnb, Vrbo, or another third-party booking platform are subject to the cancellation and refund policy applicable to that reservation at the time of booking.

**6. NO PETS**
Serene Peak is a **NON-PET-FRIENDLY PROPERTY**. Pets are not permitted without prior written authorization.

Bringing an unauthorized or undisclosed pet to the property may result in a $250 unauthorized-pet fee per pet, in addition to applicable cleaning, damage, or odor-remediation charges.

Trained service animals are accommodated as required by applicable law and applicable booking-platform policies. Service animals are not considered pets and are not subject to pet fees where prohibited.

**7. MAXIMUM OCCUPANCY**
Maximum occupancy is six (6) guests, including children. Only registered guests may stay overnight at the property.

Occupancy limits may not be exceeded without prior written approval from Cabins in the Clouds.

**8. MINIMUM STAY**
Serene Peak generally requires a two-night minimum stay. Longer minimum stays may apply during holidays, special events, peak periods, or other designated dates. The minimum stay applicable to the reservation is established at the time of booking.

**9. LINENS / TOWELS / SUPPLIES**
Bed linens, bath towels, and a starter supply of basic household items are provided.

Shagbark Resort has a seasonal outdoor swimming pool. Please bring separate pool towels, as cabin towels and linens may not be removed from the property.

Pool availability, operating dates, hours, and other resort amenities are controlled by Shagbark Resort and are subject to change.

**10. HOUSEKEEPING / TRASH / CHECK-OUT**
Daily housekeeping is not included.

Before departure, guests are asked to:

- Place dirty dishes in the dishwasher and start it.
- Place all trash inside the designated bear-proof trash container.
- Follow the checkout instructions provided for the cabin.

Never leave trash or food outside the cabin or beside the container.

Excessive cleaning, excessive trash, damage, missing items, or conditions requiring cleaning beyond normal turnover may result in additional charges when permitted by the booking agreement or platform.

**11. RATE CHANGES**
Rates are subject to change until a reservation is confirmed. Once confirmed, rates will not change unless the reservation is modified or additional charges are incurred.

**12. PARTIES / EVENTS / QUIET HOURS**
Parties, receptions, and events are prohibited unless approved in writing before arrival.

Quiet hours are from 10:00 PM to 8:00 AM. Please keep outdoor conversations, music, and hot-tub noise to a minimum during these hours.

Guests must respect neighboring properties and comply with applicable Shagbark Resort rules.

**13. HOT TUB**
Guests use the hot tub at their own risk. Children must be supervised by a responsible adult. Glass containers are prohibited in and around the hot tub.

Guests may be responsible for damage, contamination, or excessive cleaning resulting from misuse.

**14. DAMAGE / PROHIBITED ACTIVITY**
Guests are responsible for damage caused by themselves, members of their party, or visitors.

Illegal activity, disruptive behavior, and conduct that creates a safety hazard are prohibited and may result in termination of the stay when permitted by the rental agreement, applicable law, and the booking platform through which the reservation was made.

**15. FALSIFIED RESERVATIONS**
Reservations obtained using false information or material misrepresentation may be canceled. The guest may be denied check-in or required to leave, subject to applicable law and booking-platform policies.

**16. WEATHER / EMERGENCIES**
Mountain weather and road conditions can change quickly. Weather conditions, road conditions, utility interruptions, attraction closures, resort amenity closures, or other circumstances outside the control of Cabins in the Clouds do not automatically qualify a reservation for a refund.

If an official evacuation order, government restriction, or other emergency materially prevents occupancy of the property, the reservation will be handled according to applicable law, the booking agreement, and, when applicable, the policies of the booking platform.

Travel insurance is recommended.

**17. WRITTEN EXCEPTIONS**
Any exception to these policies must be approved in writing by Cabins in the Clouds before arrival.

**18. BOOKING PLATFORM POLICIES**
Reservations made through Airbnb, Vrbo, or another third-party booking platform may be subject to additional or different payment, cancellation, refund, service-animal, or other requirements. When a platform`s applicable terms govern the reservation, those terms will be followed.
