~ Two bedrooms upstairs, 1 with a King bed and 1 with a Queen, adjoined by a luxury bath
~ Third bedroom walk-out with en suite bath holds another full size bed and opens onto the riverfront hot tub patio- this is a separate entrance from rest of the house
~ Brand new convertible sofa in the living room for two more sleepers
~ Cozy fireplace, amazing views, the finest furnishings
~ Private hot tub over the Arkansas river
~ Brand new remodeling, bright and beautifully appointed with open kitchen, dining and living area
~ Streaming TV and wireless internet
~ Upper and main level decks and lower level patio all capture the sounds and sights of the river below.
~ Gas grill, lovely and comfortable patio furniture
~ Just a short, beautiful stroll along the river to morning coffee, happy hour and dining, as well as the many charming shops, galleries, restaurants and night spots.

**This home is rented for personal vacation use only. Any other use including large gatherings or parties is not allowed. Renters must abide by all rental terms and policies, as well as all local applicable property covenants, restrictions, regulations and laws. Any evidence of smoking, use of firearms, driving ATV's other than in the driveway as access only, unapproved pets, unauthorized use of property grounds, damage resulting from violation of rental policies, and/or excessive mess may result in charges up to $3000.00 to the Guest's credit card on file, as authorized by Guest's approval of the terms of the Rental Agreement.
Reservations may be canceled more than 30 days prior to check-in with full refund. 14 to 29 days prior to arrival 50% refund. No refunds will be issued after this cut-off date for any reason. No refunds will be issued due to weather conditions, spotty internet service or interruption of service.

The property was adequate for a quick getaway, and the riverfront location is a major highlight. Its proximity to downtown is excellent, and the neighborhood is very walkable.The property is not as upscale as some others we’ve stayed in and features more minimalist furnishings, but it met our needs. One issue we encountered was that the outdoor seating areas had not been cleaned prior to our arrival. We had to request that they be cleaned before we could use them. Property management responded promptly and sent someone to address the issue; however, the cleanup was only partially satisfactory. We did not report this to the property manager because our stay was only a couple of days and we ran out of useable outdoor time. The attached pictures is the outside table after I gave it a quick wipe when we arrived. Unfortunately, it was still the same after property maintenance came to clean up the outside area.

The river views are amazing! The hot tub is perfect. The beds are super comfortable. The kitchen is superb for a family. Walking distance to everything.This is a beautiful home

Overall, the place was very clean, great location. Upon check-in, they had given us the wrong code and it took multiple calls and texts to their afterhours line to get the right code. We are a family with 3 kids, the 3rd bedroom was not adveritised as only being access from the outside basement, so none it did not work for us, leaving two kids on couches and one in the 2nd bedroom. The master bed was extremely uncomfortable. Beautiful kitchen and master bathroom. Plenty of bathrooms. Great location, nice quiet neighborhood. A smaller family or older kids may have enjoyed the 3rd bedroom.
