PROPERTY DESCRIPTION

Living & Dining: The spacious and comfortable living room features a large sofa (with a pull-out sleeper option), additional seating, and a large TV for movie nights. The fully stocked kitchen comes equipped with a Keurig, slow-drip coffee maker, and all the essentials for home-cooked meals. The enclosed porch is a highlight, offering a peaceful spot for morning coffee and bird watching overlooking the bay.

Sleeping Quarters: This ground-floor unit features two well-appointed bedrooms. The Primary Bedroom offers a King bed, a large-screen TV, and an en-suite bathroom with a shower/tub combo. The second bedroom, located near the front of the condo, features a Queen bed and its own TV. A second full hallway bathroom with a shower/tub combo is located between the two rooms.

Outdoor & Extras: This unit is beautifully situated amidst expansive community green space, providing a peaceful and open atmosphere for your stay. Guests can enjoy a variety of seasonal amenities, including an outdoor pool, a playground, and multiple sports courts. For those looking to hit the links, a nine-hole golf course is also available on-site (additional fees apply). Outdoor enthusiasts will appreciate the convenient launch ramp, perfect for setting off in a kayak or canoe to explore the local waterways (please note that watercraft are not provided).

LINEN PACKAGE
1st Choice Properties provides bed and bath linens for you. Your linen package includes: fitted sheets, top sheets, and pillowcases for all beds; sets of bath towels, hand towels, and wash cloths for all guests; kitchen towels and bathmats for all full bathrooms. Your linens will be delivered to the home prior to your arrival; you are responsible for putting the linens on the beds. You are also responsible for bagging the linens at the end of your stay and leaving them outside the residence for pick-up after your departure.

STARTER KIT
1st Choice Properties also provides a Starter Kit with all rentals. Your Starter Kit includes (1) roll of paper towels, (2) rolls of toilet paper, (1) 3oz bottle of dish soap, (1) dish sponge, (1) 13gal kitchen trash bags. You are responsible for providing any additional toiletries, soap, and paper products as needed.

CHECK IN & CHECK OUT
-Check-in is 4PM and check-out is 10AM. This is non-negotiable. Your access codes for the property will activate and deactivate precisely at these times; occupancy outside these timeframes without express permission from 1st Choice Properties is considered unlawful trespassing. 1st Choice Properties will contact you directly the day of your arrival if your property is available for an early check-in at no additional cost to you; this is our standard practice, and you do not need to contact us to opt-in to it.

DELAWARE SHORT-TERM RENTAL TAX

Delaware has imposed a short-term rental lodging tax at the rate of 4.5% of the rent upon every occupancy of a short-term rental within the State. This new tax went into effect on January 1, 2025. The tax applies to all short-term rentals in Delaware, including those listed on platforms like Airbnb and VRBO.

MISCELLANEOUS

-The maximum occupancy is 6 people.

-There is parking for 2 vehicles.

-This home is pet friendly and will allow up to two dogs, for an additional fee of $250.00 per dog.

-No smoking, vaping, or events are allowed.

-Delaware regulations require all guests to sign a lease agreement within 10 days of booking. A lease agreement will be sent within 24 hours of booking and an electronic signature is required before final check-in information is made available.

-The property owners we represent do not permit reservations for groups under the age of 25.
