# Smoky Mountain Time
## Rules & Rental Policies

**1. CHECK-IN / CHECK-OUT**
Check-in is after 4:00 PM Eastern Time. Check-out is by 10:00 AM Eastern Time.

**2. NON-SMOKING PROPERTY**
This is a non-smoking property. Smoking is permitted outdoors only. Please properly dispose of cigarette butts.

If smoking occurs inside the property and additional cleaning or remediation is required, a $250 remediation fee may be charged.

**3. MINIMUM AGE**
The primary renter must be at least 25 years of age. We do not rent to vacationing students or individuals under 25 unless accompanied by a parent or adult guardian.

**4. PAYMENT**
For direct reservations, a 50% deposit is required to reserve your dates. The remaining balance is due 30 days prior to arrival.

Reservations made through Airbnb, Vrbo, or another third-party booking platform are subject to the payment terms applicable to that platform.

**5. CANCELLATIONS**
For direct reservations, cancellations made at least 30 days before arrival may receive a refund, less a 6% processing fee. As an alternative, guests may request to move their reservation to different dates, subject to availability and any applicable rate adjustment.

Cancellations made within 30 days of arrival are non-refundable. Changes that shorten the stay and early departures do not qualify for a refund.

Reservations made through Airbnb, Vrbo, or another third-party booking platform are subject to the cancellation and refund policy applicable to that reservation at the time of booking.

**6. QUIET HOURS**
Quiet hours are from 10:00 PM to 8:00 AM. Please respect neighboring properties. Guests who repeatedly violate quiet hours may be asked to leave when permitted by the rental agreement or applicable booking-platform policies.

**7. MAXIMUM OCCUPANCY**
Maximum occupancy at Smoky Mountain Time is seven (7) guests. Occupancy limits may not be exceeded without prior written approval from Cabins in the Clouds.

**8. MINIMUM STAY**
Smoky Mountain Time generally requires a two-night minimum stay. Longer minimum stays may apply during holidays, special events, peak periods, or other designated dates. The minimum stay applicable to the reservation is established at the time of booking.

**9. LINENS / HOUSEKEEPING / CHECK-OUT**
Linens and bath towels are provided. Daily housekeeping is not included. Towels and linens may not be removed from the property.

Guests should bring separate towels for the hot tub and community pool.

At departure, guests are asked to place dishes in the dishwasher and dispose of trash in the designated trash container.

Excessive cleaning, damage, missing items, or conditions requiring cleaning beyond normal turnover may result in additional charges when permitted by the booking agreement or platform.

**10. NO PETS**
Smoky Mountain Time is a **STRICTLY NON-PET-FRIENDLY PROPERTY**. The property owner has significant animal allergies, and pets are not permitted.

Bringing an unauthorized or undisclosed pet to the property may result in a $250 unauthorized-pet fee per pet, in addition to applicable cleaning, damage, or allergen-remediation charges.

Trained service animals will be accommodated as required by applicable law and applicable booking-platform policies. Guests traveling with a service animal are encouraged to contact Cabins in the Clouds before arrival so appropriate arrangements can be made.

**11. HOT TUB**
Guests use the hot tub at their own risk. Children must be supervised by a responsible adult. Glass containers are prohibited in and around the hot tub.

Guests may be responsible for damage, contamination, or excessive cleaning resulting from misuse.

**12. COMMUNITY AMENITIES**
Guests may have access to community amenities, including the community pool, café, and catch-and-release fishing pond.

Availability, hours, seasonal operation, rules, and access to community amenities are controlled by the community or amenity operator and are subject to change.

**13. RATE CHANGES**
Rates are subject to change until a reservation is confirmed. Once confirmed, rates will not change unless the reservation is modified or additional charges are incurred.

**14. FALSIFIED RESERVATIONS**
Reservations obtained using false information or material misrepresentation may be canceled. The guest may be denied check-in or required to leave, subject to applicable law and booking-platform policies.

**15. WRITTEN EXCEPTIONS**
Any exception to these policies must be approved in writing by Cabins in the Clouds before arrival.

**16. WEATHER / EMERGENCIES**
Mountain weather and road conditions can change quickly. Weather conditions, road conditions, utility interruptions, attraction closures, community amenity closures, or other circumstances outside the control of Cabins in the Clouds do not automatically qualify a reservation for a refund.

If an official evacuation order, government restriction, or other emergency materially prevents occupancy of the property, the reservation will be handled according to applicable law, the booking agreement, and, when applicable, the policies of the booking platform.

**17. BOOKING PLATFORM POLICIES**
Reservations made through Airbnb, Vrbo, or another third-party booking platform may be subject to additional or different payment, cancellation, refund, service-animal, or other requirements. When a platform`s applicable terms govern the reservation, those terms will be followed.
