Another room offers a fun and functional solution for families with two sets of full-over-full bunk beds. The remaining three bedrooms offer a variety of sleeping arrangements, featuring two queen-size beds each and one with a king-size bed and patio access.
Head downstairs to the expansive ground level, a true haven for entertainment. This phenomenal space boasts a game room equipped with two triple full-size bunk beds, offering a total of six additional beds – perfect for larger groups or sleepovers!
Step outside and soak up the Texas sunshine on the spacious deck. And to top it all off, take a refreshing dip in the sparkling pool – the perfect way to unwind after a day exploring Galveston`s many wonders.
● Cancellation Policy: All cancellations are subject to a 3% credit card processing fee.
● Party Policy: No parties are allowed at our home. Please look elsewhere if that is the intent of your trip.

- One-night stays must be approved.
- Groups larger than 8+ would need to be approved. We love hosting church groups, family reunions, etc., but do not allow parties.
- Quiet hours are from 10pm-8am.
- Any damages to the house or property during your stay will result in a deduction or additional charge for the resulting repair/replacement cost.
- All pets must be approved by our team, stay off of all furniture, be cleaned up after in the yard, and not left alone inside the home unless in a kennel.
- No parking allowed on lawns, yards, empty grass lots or other neighbors’ driveways, even if their home appears unoccupied.
- Oversized vehicles/trailers are not permitted unless explicit approval has been received from our team.
- Do not turn the AC below 70 degrees. If you do, you will risk the AC unit freezing up, requiring it to thaw out which will result in the home getting extremely warm.
- The homeowner`s routine pool maintenance cannot be rescheduled and is required for the health and safety of our guests. PLEASE DO NOT TOUCH POOL FILTRATION SYSTEM. Tampering with the system will result in a $500 fine.
- Should an eviction occur due to breaking house rules (noise ordinance violations, excessive guests and/or vehicles beyond the agreed amount), there will be an $850 fine.

I would highly recommend this property for a large group. Our family had 3 married couples, 4 young men (ages 16-22) and 4 young women (ages 18-20). The space and bedroom arrangements were perfect for our group. The upstairs has a large living area open to the dining area and kitchen. Since we brought a lot of food and cooked every day, the kitchen was crowded, but we made it work. Bedroom with king bed and bedroom with 2 double beds with a shared bathroom are on each side of the common area. Another bedroom with 2 double bunkbeds and private bath, plus a half bath, and laundry are also on this floor (upper). There is also a large covered deck at the front of this floor and another large open deck on the rear. The lower floor has another large bunk/recreation room with 6 double beds in stacks of three built into the wall. This room also has table tennis, foose ball and arcade game. The bathroom is small with shower/no tub. There is adequate parking in the front and the rear includes another deck and 4 foot deep pool which we used a lot. You do have to drive to the beach but it is not far. We had a few maintenance issues upon arrival on Saturday & Sunday but most were resolved by Monday. The pool and bedroom arrangements were the main reasons for booking this property and we were not disappointed. The property does not have close neighbors but is surrounded by ponds and marsh-like vegetation on adjacent properties, so be prepared for insects and wildlife. Enjoyed our stay!

This place is great but the downstairs does not have indoor access to upstairs, you have to go outside. Main living space and kitchen is upstairs. Stairs are slick when wet!

We spent a significant amount of our stay having repairs done. The pool was full of algea and one of the showers was broken which caused the water to be shut off for the majority of one day while it was repaired. The top railing for the back balcony and some of the deck was very unsteady and in need of repair. There was dirty underwear left in one of the bedroom drawers and we found some dirty linens on beds. There was a lot of trash around the perimeter of the property, like animals got into the trash and it was never picked up. The living room ceiling had a build up of cobwebs and bugs and the couch is dirty. That being said the host was very attentive and responded quickly to concerns. For what we paid to stay at the house, we expected better and a more relaxing stay. I'm sure all we went through benefited whoever stayed after us. I wouldn't recommend this house.
