Zorba Villa 4 – Stylish Boho Villa w/ Private Rooftop
Villa 4 offers a private rooftop terrace, and sits just steps from the Zorba pool and the soft white sands of Tulum Beach. Ideal for families or small groups, it combines style, comfort, and a close connection to the beach and nature.
The main floor features an open-plan living space with a fully equipped kitchen, dining area for eight, and a comfortable lounge that flows onto an intimate patio furnished with loungers and poufs. Keep the glass doors open to welcome in the sounds of the gentle water cascading in to the property swimming pool and the lively sounds of tropical birds.
All three bedrooms are located upstairs among the greenery. The master suite crowns the top floor with a king bed, ensuite bathroom, outdoor double-headed shower, and a private rooftop terrace—perfect for sunrise yoga or sunset cocktails. Two additional bedrooms occupy the middle level: one with a king bed, and the other with a queen bed plus bunk beds. All bedrooms include private ensuite bathrooms with dreamy custom showers.
As with all Zorba villas, guests enjoy exclusive access to the private beachfront with shade palapas, loungers, poufs, and the guest-only Taco + Breakfast Bar. Villa 4 is a serene retreat in the heart of Tulum Beach—perfect for relaxing, reconnecting, and enjoying paradise together.

We stayed at the Zorba Villa for 8 nights with our 4 young boys (8-14 years).
We met the concierge Chabely upon check in. The Villa is very nice and was clean upon our arrival. The air conditioning works well, all the showers were in good working condition. In our Villa the master bedroom is on the 3rd level with a separate outside staircase to reach it. Your shower for that room is 100% outside in a private balcony. Having the kids in one part of the house and the master separate gave us some anxiety but we survived.
The beach is beautiful and our boys who are good swimmers had no problems. They enjoyed the community pool and hammocks.
There is a "taco stand" which cooks breakfast and lunch and the food is very good. The only issue we had were the prices being high otherwise we would have eaten there every day.
We rented an SUV and it was a challenge to park but we made it work. I would suggest you rent, as we took a cab and were charged 520 pesos to travel 1km to the ice cream shop or $32 USD. Either we got taken or their prices are higher than NYC or Paris. It is a shame visitors leave Tulum feeling they were taken advantage of by the locals.
Plenty of restaurants to walk to but, look at the prices, pay attention to the exchange rate, watch the service fee. These are prices you would not expect in Mexico and we have never seen elsewhere in the country.
