Welcome to your 1 bedroom, 1.5 bathroom home located in Garran. You can access all the property`s amenities throughout your stay.

BEDROOM:
The bedroom has a queen-sized bed topped with professionally cleaned and pressed linen. It also has a dresser for your luggage.

BATHROOM:
The bathroom has a shower and a basin. Also, there is a separate toilet room that you can use. We provide bath towels, shampoo, conditioner, toilet paper and body wash. You will need to re-stock depending on usage frequency and length of stay.

KITCHEN:
You can use the kitchen if you`re craving a home-cooked meal. While you stay you will have access to:
- fridge/freezer
- microwave
- crockery and cutlery
- cooktop
- oven

We stock a simple selection of food for breakfast such as milk, coffee and tea. Guests will need to purchase food items for longer stays.

LIVING ROOM:
The living room has a 50` Hisense smart TV that you can use to access your Netflix account. It also has access to all local channels. Note that we don`t provide Netflix, YouTube and other online streaming platforms subscriptions so you will have to use your account.

LAUNDRY AREA:
A Haier washer-dryer combo is available to use, as well as an iron and ironing board.

PARKING:
Assigned space can fit up to 2 cars, 1 inside the garage and 1 in the driveway, parked in tandem. Garage clearance: 1.85 m. There are also some all-day free parking spots at the back of the house in `Garran Place`.

GARDENING:
Gardening is scheduled every 4 weeks, weather permitting, and completed when the garden can be accessed without a key—always ensuring guest comfort and privacy.

Check-in details will be sent two days before your arrival. Access codes will be provided 4 hours before check-in to keep your booking secure.

Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the key set or leaving it inside the apartment will incur a minimum of $355 charge.

I am available mostly through Airbnb messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.

I have been living in Canberra for quite some time now and can help you navigate your way around the local area if you need me. I can also provide you with tips on the best places to go for food or just to have fun!

This fabulous 1BR house is 100 metres from the Garran shops and just a short walk to the Canberra Hospital. Also, it`s 10km away from Canberra Capital Hill, the location of the Parliament House.

A lot of bus stops nearby. The nearest bus stop from the house is on Gilmore Cr after 2nd Ingamells St - only 450 metres away.

Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.

We want your stay to be seamless and enjoyable from the moment you book. Here`s everything you need to know:

**Booking Confirmation**
Guest verification is required before your reservation is confirmed (a local council requirement). Simply complete the process within 24 hours of booking — it`s quick and straightforward. Bookings not verified within this window may be automatically cancelled.

**Check-In & Check-Out**
- Check-in: from 3:00 PM | Check-out: by 10:00 AM
- Need a little flexibility? Reach out in advance and we`ll do our best to accommodate. Please note that unauthorised late departures incur a $110/hour fee.

**No Smoking | No Pets**
This is a smoke-free and pet-free home throughout. Violations attract a minimum $400 fee plus any additional cleaning costs. Registered service animals are welcome where required by law.

**Leave It as You Found It**
Your cleaning fee covers standard turnover and fresh linen. We simply ask that you leave the space tidy — excessive mess may attract an additional cleaning charge (from $50).

**Registered Guests Only**
Only guests named on the booking may stay. Booking for a team or corporate trip? Just let us know in advance — we`re happy to help.

**No Parties or Events**
This is a quiet residential neighbourhood — please help us respect it. Guest numbers must not exceed those booked, visitors should depart by 10:00 PM, and quiet hours apply after that time. To maintain the serene ambiance of our accommodation, we enforce a strict no-party rule. A non-negotiable penalty of $2000 will be imposed for any violation, in addition to costs for any damages.

**Families Welcome**
Children are warmly welcome! Please note the property is not child-proofed, so supervision is required at all times.

**Bathroom Matters**
We kindly request our guests to refrain from flushing wet wipes, paper towels, or sanitary items. Discarding them in the provided bin would help to prevent blockages in the sewer system, maintaining the pristine condition of the property.
