It in a quiet area. 30 min walk from Hampton Court train station,6 min drive.
It is clean. Communal toilet very clean, toiletries. Check in was easy with excellent communication with landlady.
Very good value for price.
The only thing I did not like was the smell of the duvet cover. It was clean but not fresh. Probably from drying them indoors

Lovely room, great views of the garden. Patio doors open to let in lots of light and fresh air. Whilst you cant walk out as its a Juliette Balcony, you still get the indoor/outdoor feel due to the large expanse of "window" created by double patio doors.
Room had all I needed, and fully equipped kitchen to keep food costs down during my travel!
Great stay, great location, and great staff.
