We liked the location which was extremely convenient to the train station. We were allowed to drop off our luggage while the room was being cleaned, which was very much appreciated.
We didn’t like having 4 key code locks. All 4 codes were different and had to be used each time to access the main gate, building entrance, apartment entrance and the door to the room. There were also some issues with water pressure & hot water; but not a problem.

Okay for one night close to train station. But just off main road
This is called a guest house but if you have such a complex process to enter the property you need to be meet on arrival.
The laneway smells like the local toilet.
Would not want to be come home at night.

For our needs, it was perfect. Very very close 3 min from train station Santa Maria novella.
Noisy neighbors who do not respect other people around them but you have no control on this.

The location is fabulous as you are maximum 15min away from anywhere in Florence.
The bed was very comfortable and the room was clean.
The noise! Walls are super thin so you can hear all your neighbours, the main door slamming and it feels like people are in your room. I could even hear my neighbour's TV so, unless you are a very deep sleeper, I wouldn't chose this room.
The "Boutique" term is misleading as the coffee machine is in a shared corridor, not in your room.
