The 13 m² terrace with direct access to the garden is all yours. It’s ideal for a relaxing breakfast outdoors or a glass of wine in the evening as the sun slowly disappears behind the trees. The pool is just a few steps away.

The spacious living room is furnished in a modern style and features a comfortable sofa and a smart TV for relaxing evenings. Direct access to the terrace creates a pleasant blend of indoor and outdoor spaces. However, our guests are often drawn outside—because Istria awaits right on their doorstep.


Kitchen for Self-Caterers and Food Lovers

The modern kitchen, featuring a granite countertop, glass-ceramic cooktop, oven, and dishwasher, is fully equipped. A refrigerator with a freezer compartment, microwave, electric kettle, coffee maker, toaster, as well as cutlery, dishes, pans, pots, and glasses are at your disposal. Visit the weekly market in Buje, buy fresh tomatoes, olive oil from local farmers, and Istrian pršut, and cook to your heart’s content. The dining area offers plenty of space for cozy meals.


Two bedrooms—two oases of tranquility

Bedroom 1: Double bed (160 × 200 cm), spacious closet, and reading lamps for relaxing evenings.

Bedroom 2: Double bed (160 × 200 cm), also with a spacious closet—ideal for couples traveling together or for those who appreciate the luxury of separate retreats.

Both bedrooms are bright, quiet, and furnished with great attention to detail. The modern bathroom with a shower and toilet rounds out the living space.


Pool and private barbecue area in the garden

The saltwater pool is shared with two other apartments and offers plenty of space for swimming, cooling off, or relaxing on a lounge chair. The gentle saltwater is soothing to your skin and particularly gentle on your eyes and hair.

A private barbecue area is available exclusively for your use—perfect for cozy evenings with fresh fish, regional vegetables, and a glass of Istrian wine.

A Day in Your Neighborhood

Morning: In about 10 minutes, you can reach Umag with its crystal-clear water, well-maintained pebble beaches, and the ACI Marina.

At noon: Weekly market or a stroll through Buje (about 4 km) with its Venetian architecture and regional cuisine.

Afternoon: Cycling through olive groves, a trip into the countryside, or relaxing by the pool.

Evening: Grožnjan (approx. 12 km), the artists’ village with a special atmosphere, or Motovun (approx. 27 km) with spectacular views.

For longer excursions: Pula (approx. 60 km) with its Roman amphitheater or Brijuni National Park (approx. 60 km) with Mediterranean flora and historic ruins.
