This single-story Palm Springs home pairs a three-bedroom main house with a fully private casita, all wrapped around a resort-style backyard with the San Jacinto mountains rising behind the roofline. It`s set up for longer stays, with space to spread out, cook and actually live for a month.

THE BACKYARD
This is the heart of the home. A heated saltwater pool with an integrated spa runs the length of the yard, with the mountains as your backdrop. Around it you`ll find four chaise lounges, an outdoor sofa set, and a covered patio with a dining table for the whole family. Beyond the pool are a regulation bocce court and a putting green with clubs and balls, plus a cornhole set on the lawn. A 5-burner propane grill handles dinner outside, and in the evening Edison string lights come on along the eaves, making it one of the best spots in the house to end the day. A tiled open-air outdoor shower sits right by the casita.

THE CASITA
A property within the property. The casita has its own private keypad entry, a king bedroom with direct pool access, and a renovated bathroom with a frameless glass shower. Its separate game room has a shuffleboard table, a recliner sectional and a large wall-mounted TV. Use it as a guest suite, a hangout for the kids, or a quiet place to unplug.

THE MAIN HOUSE
Orange double French doors open into a bright living room with tropical palm wallpaper, a terra cotta fireplace and seating for everyone. It flows into the dining area and kitchen. The kitchen has GE appliances, including a 5-burner range with convection oven, a side-by-side refrigerator with ice and water, a dishwasher and a microwave, plus a coffee station, cookware and dinnerware for eight. A window over the sink looks out at the pool.

The primary suite has a king bed, sliding doors to the pool deck, and a renovated en-suite with a double vanity and walk-in glass shower. A queen guest room and a bunk room with a full-over-full bunk bed share a second full bath with a tub. Every bedroom has its own smart TV. A dedicated laundry room has a washer and dryer, so laundry is easy on a long stay.

PALM SPRINGS LIFE
Mornings on the trail, afternoons by the pool. The San Jacinto foothills and trailheads are minutes away, along with the Aerial Tramway. Downtown`s restaurants, shops, galleries and Thursday-night VillageFest are about 10 minutes away. Palm Springs International Airport is about 7 minutes away, and the Empire Polo Club, home of Coachella and Stagecoach, is about 45 minutes away.

PARKING
A wide driveway fits three vehicles. There`s no street parking, and the garage isn`t available to guests.

PLEASE NOTE: CONSTRUCTION BEHIND THE HOME
There is active construction on the lot directly behind the backyard, along the north side. Work is intermittent, and city rules limit it to weekdays 7 AM to 7 PM and Saturdays 8 AM to 5 PM, with no work on Sundays or major holidays. Evenings and Sundays stay quiet, and the pool, patio, casita and all indoor spaces remain fully available.


Guests will have access to the entire home, casita, and backyard. The garage is not available for guest use. There will be no one else on the property, other than any scheduled home services (pool, gardener), unless otherwise discussed with you in advance.

Please note that there is an active construction site on the lot directly behind the home, along the north side of the backyard. Work is intermittent rather than continuous, and there are stretches of the day with no activity at all.

Per City of Palm Springs regulations, construction is permitted weekdays from 7:00 AM to 7:00 PM and Saturdays from 8:00 AM to 5:00 PM. No construction is permitted on Sundays or major holidays. Evenings and Sundays remain quiet.

We share this in advance so you can plan your stay accordingly. The pool, patio, casita, and all interior living areas remain fully available throughout.

This home is located in a residential Palm Springs neighborhood with no HOA and no guard gate. The area is quiet and low-traffic, with San Jacinto mountain views from the front of the property. Downtown Palm Springs, with its concentration of restaurants, shops, galleries, and the weekly VillageFest street fair on Palm Canyon Drive, is a short drive away. The living desert, aerial tramway, and the hiking trails of the San Jacinto Mountains are all within easy reach. Note that Palm Springs strictly enforces its noise ordinance: quiet hours run from 10 PM to 10 AM, and no amplified music or sound is permitted outdoors at any time.

Most people choose to have a car when visiting Southern California. There are an abundant amount of unique and significant attractions within two hours of this home. If you are an explorer, we recommend a car.

The desert communities are best navigated by car, and having one gives you easy access to Palm Springs, Palm Desert, Rancho Mirage, and the surrounding mountain areas. Uber and Lyft are available throughout the valley as well.

By booking with us, you agree to sign our Rental Agreement. You understand that your check-in instructions will be sent after successfully signing our Rental Agreement.
Please note that in the State of California, guests staying over 30 nights are legally required to sign a legal CAR form with the DRE. Our Broker of Record will send you this CAR form for signature once payment is made. Your reservation will be considered ready to go once the form is signed.

This property features a private pool and spa that can be heated during your stay. Please note that there is an additional charge for heating, which will be billed separately. For more details or to make arrangements, feel free to reach out to us.

There is a 10-day grace period to return any items taken from the home at check-out (keys, garage remotes, etc). Replacement costs will be charged to guests if items are not received within 10 days of check-out.

Please note that this is a non-smoking property. Any violation of the no-smoking policy will result in a minimum $250 fine.

Utility Usage: Utilities are included up to the property`s recent average usage. Any excessive use above that amount may result in additional charges. If applicable, payment for utility overages is due within 14 days of check-out.

Pets are welcome with an approved pet fee. Please inquire prior to booking. A pack and play, high chair, and infant seat are available upon request.

- By booking with us, you agree to sign our Rental Agreement.

- You understand that your check-in instructions will be sent after successfully signing our Rental Agreement.

- Damages and/or failure to pick up after your pet may result in additional charges at check out.

- Pets and animals are not permitted at the property at any time whatsoever unless otherwise agreed upon in writing prior to booking. Failure to comply with this will result in an additional charge of up to $1000 and/or eviction without limiting any other legal or equitable remedies available to the Owner and/or Company.

- For any items left behind after check-out, guests will be charged the shipping costs and an additional service fee of $25.

- A minimum of $25 will be charged per lost or unreturned keys, fobs, or access cards. Please ensure they are returned before check-out.

- The AC cannot be set lower that 75 degrees when the outdoor temperature exceeds 100s. If tampering with the HVAC equipment causes any issues which require a service call and/or repairs, this will be billable to your party
