A detached 300 m² villa on two floors, in the heart of the Casentino—the green, unhurried Tuscany that almost nobody knows about. Six bedrooms and five bathrooms, a fenced garden with fruit trees, two balconies overlooking the countryside, and private parking for up to 3 cars.

The layout. First floor: a large living room, a separate dining room, and a kitchen fully equipped to cook for ten. An additional room serves as a study, reading nook, or second living room, featuring a single bed that converts to a double. Full bathroom and direct access to the garden.

Upper floor, the sleeping quarters: two double bedrooms, two rooms with a 120 cm French bed, and one room with two single beds. Two balconies overlooking the greenery.

Outside. A fenced garden with fruit trees, a barbecue, and an outdoor dining area: breakfasts in the sun, long summer dinners, and a safe space for children and dogs to run around.

The location. Bibbiena is 5 minutes away, with a supermarket, pharmacy, and restaurants. The Casentinesi Forests National Park, the Sanctuary of La Verna, and the hermitage of Camaldoli are just a few kilometers away, with trails for every skill level. Arezzo is 40 minutes away, and Florence is 1 hour and 40 minutes away.

The air stays cool here even in August: you can sleep with the windows open while the rest of Tuscany swelters.

House Rules

Maximum Guests — The villa can accommodate up to 10 people. Additional guests not declared at the time of booking are not permitted.

Smoking — Smoking is prohibited inside the villa. Smoking is permitted outdoors in the outdoor areas, provided that cigarette butts are disposed of properly.

Pets — Pets are not allowed, unless otherwise agreed upon in advance with the host.

Parties and Events — Unauthorized events, parties, or gatherings are not permitted. The villa is designed for peaceful stays with family or friends.

Quiet Hours — Please respect your neighbors’ rest from 11:00 PM to 8:00 AM, especially in outdoor areas.

Children — We recommend that children be supervised at all times.
