Second Bedroom: Comfortable, beautifully dressed Queen-size bed.
Living Area: Smart TV and a full-size sofa bed for flexible sleeping setups.
Full Kitchen: Modern stainless steel appliances (stove, oven, microwave, dishwasher), cookware, dinnerware, and a K-Cup compatible coffee machine.
In-Suite Laundry: Dedicated on-site washer and dryer.

⚠️ STRICT PROPERTY POLICIES: To protect our family home, we enforce a strict NO PARTIES, NO SMOKING/VAPING, NO VISITORS, and NO PETS policy. Violations result in immediate eviction without refund.


GUEST ACCESS:
Parking Policy: Street parking only. No guest parking is permitted on the back side of the house or in the back lane under any circumstances.
Starter Pack: We provide high-speed Wi-Fi and a 1-week supply of essentials (toilet paper, paper towels, trash bags, dish soap, laundry/dishwasher pods, and a first-morning welcome supply of K-Cup pods).
The suite is entirely yours for 100% privacy during your stay. We (the owners) live upstairs and will completely respect your space. However, because we are right on-site, we are incredibly quick to respond if you ever need local recommendations, extra amenities, or immediate assistance!

Sound Awareness: As a private basement suite, you may hear ambient day-to-day footsteps from the family upstairs. If you are exceptionally sensitive to ambient noise, please keep this in mind before booking.
Climate Control: Features an independent thermostat for personal heating control.
Security & Safety: Active outdoor surveillance cameras monitor the property perimeter and entryways. No cameras inside. Fully equipped with interconnected smoke alarms, carbon monoxide detectors, and a fire extinguisher.
Quiet Hours: 10:00 PM to 7:00 AM.
Insurance & Liability: We highly recommend purchasing comprehensive travel/occupant insurance. The host is not liable for loss, theft, or damage to guest belongings, valuables, or luggage.
