Summary:

Pipes Canyon Retreat puts the Homestead and the Lookout together: two homes on neighboring five-acre parcels, ten acres in all, with views over Pipes Canyon from every corner and hiking right from the property. Each house has its own hot tub, seasonal cowboy tub (closed November through March), fire pit and BBQ. Hike by day, eat at the string-lit table for 12 in the old hangar, then split up for soaks before regrouping by the fire. Five bedrooms, up to 14 guests. One canyon, two front doors.



The Space:

Pipes Canyon Retreat is Pipes Canyon Homestead and Pipes Canyon Lookout booked together: two homes on two neighboring five-acre parcels overlooking Pipes Canyon and its Joshua trees. Each home has an open living, dining and kitchen area, its own hot tub, cowboy tub, fire pit and BBQ, and room outdoors to gather. With five bedrooms, four bathrooms and two outdoor dining tables, it suits family gatherings and groups of up to 14. Have dinner in the Homestead's hangar, then head over to the Lookout for the stars.

-Outdoor Amenities-

Each home has its own six-person hot tub for stargazing and its own 8-foot cowboy tub for cooling off; the cowboy tubs are not in-ground pools and are closed November through March. The Homestead's carport hangar is set up as an outdoor dining room with string lights and seating for 12, and the Lookout has outdoor dining for six. Two propane fire pits and two propane BBQs, horseshoes, giant Jenga and cornhole keep everyone outside, and hikes start right from the property.



-Living Area-

Both homes have open floor plans, with the living areas open to the dining and kitchen areas, so it is easy to gather. The living rooms have a 55-inch and an 80-inch Samsung smart TV with Roku, Netflix and Amazon Prime Video, Bluetooth speakers, board games and books.



-Kitchen and Dining-

Both homes have fully stocked kitchens with plenty of spices, olive oil, utensils and cookware, plus drip coffee machines and French presses, with coffee, sugar, creamer and a variety of teas provided.



-Bedrooms and Bathrooms-

Pipes Canyon Homestead: the primary bedroom has a king bed and a portable twin pull-out bed, and the second bedroom has a queen bed. There is also a couch and two more portable twin pull-outs.



Pipes Canyon Lookout: the primary bedroom has a king bed, and the second and third bedrooms each have a queen bed. There are also two large couches and a portable twin pull-out.



The twin pull-outs are portable and can be moved to the living areas. In total there are five bedrooms and four bathrooms.



-Surrounding Area-

Joshua Tree National Park, for hiking among Joshua trees and climbing rock formations, and Pioneertown, an Old West-style town with shops, restaurants and live music, are the big outings from Pipes Canyon Retreat. La Copine and Giant Rock Meeting Room make a good night out.



Guest Access:

The entire house and property are yours to enjoy! Please note that a few supply closets stay locked to store rental supplies.



Both properties are yours. Please note that standalone storage containers in both homes are locked and used for rental supplies.

Pipes Canyon Retreat is in Pipes Canyon, where all neighboring properties are on acreage, so it is private and quiet.

A personal vehicle is necessary to get around in this area - rideshare apps are not guaranteed.



Other Things to Note:

-Cowboy Tubs-

The pools at Pipes Canyon Retreat are two 8-foot cowboy tubs, not in-ground pools. The cowboy tubs are drained and unavailable for guest use during the winter months (November through March) to prevent the filters from freezing and breaking.



-STVR Permitting-

Per county regulations: please note that these are two separate listings next door to each other, each with its own STVR permit number, being rented together.



-Trash-

The dumpster is at the top of the driveway.



-House-Specific Rules-

► Parking is available for 3 vehicles at the Homestead and 4 vehicles at the Lookout, in the driveways.

► Please avoid using the hot tub right after it has been serviced, while chemical levels are temporarily higher.



-Pool and Hot Tub Service-

The hot tubs and cowboy tubs are serviced Tuesdays and Fridays, approximately between 11am and 4pm. Please note that these times are estimates and may change slightly due to our technician's busy schedule. He will not approach the houses but will go directly through to the backyards.



-Pet Policy-

We welcome your dogs! There is a $100 per dog per stay fee, limit of 2 dogs maximum. Please note on your reservation how many dogs you are bringing. There is an unauthorized pet fee of $500. Please use the provided dog sheets before allowing your dogs on any furniture. Cats and other pets are not allowed.

-Wildlife & Safety-

The desert landscape is teeming with wildlife and natural beauty, offering a unique connection to nature, but it's important to be mindful of the creatures and plants that call this area home. Guests may encounter a variety of wildlife during their stay, and while direct encounters with dangerous animals like coyotes, snakes, scorpions, bobcats, mountain lions and other desert dwellers are rare, it is important to be aware of your surroundings and to keep a safe distance from these creatures when spotted. Additionally, the desert is dotted with sharp cacti and other spiky plants. For your safety, always supervise children, pets, ESAs, and service animals while outdoors. Dogs should remain on a leash at all times and be watched closely while outdoors, as they can wander into potentially unsafe situations with wildlife or plants. By booking this property, guests acknowledge the potential for wildlife encounters and assume responsibility for their safety and the safety of their group. By respecting the local environment and staying aware, you can fully enjoy the magic of the desert.



-Security Camera-

There are security cameras mounted by the front doors to monitor the number of people and cars on the property, so we may ensure compliance with local ordinances. There are no security cameras in any private areas of the homes. Noise decibel monitors are also on the property.



-Cell Service-

Cell phone coverage in the area may be limited or unavailable depending on your carrier. Wi-Fi is available at the property.



-Damage Waiver Policy-

Each reservation requires either a refundable security deposit or a non-refundable damage waiver.
