ABOUT THE HOUSE

A 172 m² private designer house just 150 meters from Tbilisi’s Holy Trinity Cathedral.

Designed for up to 6 guests, the house offers 3 private king suites with en-suite bathrooms, panoramic city views, 3 outdoor spaces, and a studio-style living area with an 85-inch TV and PlayStation 5 — all in a remarkably quiet part of Old Tbilisi.


THE SPACE

The house combines a peaceful residential atmosphere with easy access to Tbilisi’s historic and cultural center.

Its elevated position offers beautiful panoramic views across the city, which can be enjoyed from:

• A city-view balcony
• A furnished veranda
• A cozy porch with a swing bed

The studio-style living area is designed for spending time together and includes:

• Compact kitchen
• Dining area
• Comfortable sofa
• Coffee machine
• 85-inch TV
• PlayStation 5 with 2 controllers

It is a comfortable space for movies, gaming, coffee, meals and relaxed evenings at home.


THE BEDROOMS

The house has 3 private king bedrooms.

Each bedroom is designed to feel like an individual premium hotel room and includes:

• King-size bed
• Private en-suite bathroom
• Smart TV
• Air conditioning
• Mini refrigerator
• Kettle
• Safe
• Wardrobe
• Seating area with 2 armchairs

Each bedroom also opens directly onto its own outdoor space — a balcony, veranda or porch.

Carefully selected materials, atmospheric lighting and distinctive decorative details are used throughout the house, creating many elegant spaces for relaxing and taking photographs.


GUEST ACCESS

Guests have private access to the entire house, including:

• Studio-style living area
• 3 king suites
• 4 bathrooms
• Balcony
• Furnished veranda
• Porch with swing bed

A small number of clearly designated owner-storage areas remain locked and are not accessible to guests.

Check-in can be arranged either through a lockbox for self-entry or by personal key handover.

Airport transportation can also be arranged in advance for an additional charge.


STAIRS & ACCESSIBILITY

Please note that the house requires stair access.

From the main street-level entrance:

• Approximately 35 exterior steps lead to the courtyard and first residential level
• Approximately 18 additional stairs connect the 2 internal floors

There is no elevator or step-free access.


PARKING

Free public parking is generally available around Holy Trinity Cathedral, approximately a 1–2 minute walk from the house.

Parking is public, so spaces cannot be reserved or guaranteed.


SLEEPING ARRANGEMENTS

Maximum occupancy: 6 registered guests.

Sleeping arrangement:

• Bedroom 1 — King-size bed
• Bedroom 2 — King-size bed
• Bedroom 3 — King-size bed

The living-area sofa is not offered as an additional sleeping space.


KITCHEN

The compact kitchen is suitable for preparing light meals and includes:

• Induction cooktop
• Refrigerator/freezer
• Dishwasher
• Toaster
• Kettle
• Coffee machine
• Small kitchen appliances

The house has 4 private bathrooms.

HOUSE RULES

The house is located in a peaceful residential neighborhood.

To respect our neighbors:

• No parties or events
• No excessive noise
• Please keep noise low during evening and nighttime hours
• No smoking or vaping indoors

Smoking is permitted only in the outdoor areas.


SECURITY

For the safety of guests and the property, exterior security cameras monitor the entrance and courtyard.

There are no cameras inside the house.


WI-FI

Wi-Fi is available throughout the house and outdoor areas.

Guests who require especially demanding high-speed connectivity for remote work should take this into consideration.
