The Space:

Our cosy and quirky cottage is an ideal escape for a couple, two couples, or a small group of friends looking to unwind. Tucked away in a peaceful corner of central Brighton, you are just steps from cafés, shops, pubs, and the beach, yet able to return home to a genuinely quiet night’s sleep.



The space

The cottage has two calm and comfortable double bedrooms and sleeps four guests comfortably. For larger groups, there is an additional sofa bed in the living room, allowing accommodation for up to six guests in total. The sofa bed is made up with fresh cotton linen and is just as inviting as the bedrooms.



The kitchen is fully equipped for cooking or entertaining, with coffee, cooking basics, a cafetière, ceramic hob, oven, microwave, and a wine fridge.



The living area is designed for relaxation. Sink into the sofa, enjoy meals at the dining table (seats four), or unwind with a film on the Smart TV after a day exploring the city.



The bathroom is stocked with fluffy towels, toiletries, and everything you need for a refreshing shower.



Outside, the sunny patio is a hidden gem. With seating for four, it is perfect for a morning coffee or an evening Aperol Spritz, and catches the afternoon sun beautifully.



Good to know before booking

This is a quiet, residential home and is not suitable for parties or loud gatherings. We ask guests to be mindful of neighbours, especially in the evenings.



A friendly black-and-white neighbourhood cat may occasionally drop by. The cat is not ours and we have no control over visits, so allergy-sensitive guests should take note.

The Neighborhood:

Central and vibrant, yet tucked away enough to feel calm and quiet when you return home. Set on a quiet Georgian street in the heart of everything, this is the ultimate Brighton location. You are just moments from the seafront and top attractions, while still enjoying a genuinely peaceful stay.



Things to do - Beach & seafront – 5 mins, i360 & West Pier – 5 mins, Upside Down House – 5 mins, The Lanes – 10 mins (independent shops and great atmosphere)



Highly recommended - 2 mins away on Preston Street. Often described as Brighton’s “West Lanes”, this area is packed with some of the city’s best restaurants and bars, just moments from the seafront.

The Brick – great beer and wine, relaxed vibe, Bar Medusa – standout cocktails

Wolf Fox – excellent coffee and pastries



Everything is easy from here. Brighton Station is a 10–15 minute walk, and most of the city’s key spots are within 5–10 minutes on foot. The beach is just 2 minutes away, with the seafront and main attractions right on your doorstep. Beryl Bikes are available for hire on Preston Street, just a 1-minute walk from the house. Buses run frequently nearby, and Ubers and taxis are easy to get. You can comfortably walk to the centre, The Lanes, restaurants, bars, and attractions within minutes.



If you have time, we also recommend exploring Hove, Hove Park, Sea Lanes, heading out into the South Downs, or taking a day trip to Lewes.



Getting Around:

Everything is easily accessible on foot. Beryl Bikes, buses, Ubers, and taxis are readily available.

Practicalities

Security - The property has a Ring doorbell at the front entrance. This records the exterior entry point only and does not monitor any interior spaces.



Parking:



Parking in the area is limited, but there are a few options: Parking permits: We have a small number available at £25 per day (minimum 3 nights). Please enquire in advance to check availability. On-street parking: Paid via PayByPhone, typically limited to 2 hours during the day. Overnight parking: Usually free between 8pm – 9am, but you still need to register via PayByPhone. Please double-check locally as rules can change.

If permits aren’t available, we recommend: JustPark to find nearby private spaces. Local car parks such as Brighton Station, Norton Road, or King Alfred Leisure Centre (prices vary, please check before arrival)



WiFi

WiFi is suitable for normal browsing and streaming. It can slow down with heavy usage or multiple devices due to local infrastructure.

To keep things smooth for everyone, we may ask for a short message after booking confirming the purpose of your trip and the guest group



House Rules

We kindly ask guests to respect the home and neighbours by following these rules:

Lock the front door using both keys when leaving and lock from inside when at home

Return both sets of keys to the lockbox at checkout

We can accept pets by request. But only if the animals are small, well-behaved, and the owners are responsible

Shoes off inside the house

No parties or events

No smoking (including vapes) inside the house (Happy for you to use the patio as long as the doors are closed, and you dispose of everything).

No unregistered guests

No food or drinks in the bedrooms

Please respect the noise curfew (10pm–8am)

Dispose of rubbish in the large black bin on Stone Street



Check-in and check-out times must be respected



Early check-in: £30 (on request)

Late check-out: £30 (on request)

Lost keys incur a £50 replacement fee



Please do not rearrange furniture

Cleaners will attend after checkout, but please leave the house tidy
