Villa Hill is a modern luxury villa located in the picturesque coastal village of Maslenica, only 30 km from the historic city of Zadar and approximately 600 metres from the crystal-clear Adriatic Sea. Built in 2022, Villa Hill combines contemporary architecture with carefully designed indoor and outdoor spaces. The villa offers 260 m2 of living space on a 622 m2 fully fenced property and extends across two floors.

It can accommodate up to 10 guests, while the ideal capacity is 8 guests.

Modern Interior and Entertainment

The spacious ground floor features a bright and comfortable living area designed for relaxation and spending time together.

The living room includes two sofa beds measuring 90 x 200 cm, a loveseat, coffee table, TV and a comfortable king-size ottoman. A separate coffee corner with a coffee machine and wine fridge provides the perfect place for enjoying a peaceful morning coffee or a glass of wine in the evening.

Guests looking for entertainment can enjoy a billiards table, PlayStation console and exercise orbitrek.

The fully equipped modern kitchen includes a breakfast bar and opens onto a dining area with seating for eight guests, creating a welcoming space for shared meals and gatherings.

For additional convenience, Villa Hill offers three refrigerators: a standard refrigerator, a large king-size refrigerator with an integrated ice maker, and a wine fridge.

Four Bedrooms with En Suite Bathrooms

Villa Hill features four elegant bedrooms, each with its own en suite bathroom.

Three bedrooms are located on the upper floor and are equipped with comfortable king-size beds measuring 180 x 200 cm. These bedrooms have direct access to a spacious balcony with outdoor seating and beautiful views of the sea and surrounding landscape.

The fourth bedroom is located on the ground floor and features two single beds measuring 90 x 200 cm, which can be joined together upon request.

The bedrooms are also equipped with elegant vanity tables for additional comfort.

With flexible sleeping arrangements and spacious rooms, Villa Hill is suitable for both families and groups travelling together.

Private Heated Saltwater Pool

The outdoor area is designed as a private Mediterranean retreat centred around the villa's 34 m2 heated saltwater swimming pool with electrolysis system.

Guests can relax on eight sun loungers, enjoy the Dalmatian sunshine or spend time together around the pool.

A special feature of the property is the approximately 40 m2 outdoor canopy with glass walls and UV protection, providing a comfortable shaded area that can be enjoyed throughout the day.

Several additional deluxe loungers and three outdoor seating areas provide plenty of space for every guest to find their favourite place to relax.

Pool Heating

Pool heating is available for an additional charge during the following periods:

01 January – 31 May
15 September – 31 December

The additional charge for pool heating is 100 euro per stay.

Outdoor Dining and Barbecue

The outdoor terrace includes a charcoal and wood barbecue together with an outdoor dining table for eight guests.

It is the perfect setting for preparing traditional Mediterranean dishes, fresh fish or grilled specialties while enjoying warm Dalmatian evenings with family and friends.

The property is completely fenced and includes three private parking spaces inside the courtyard, with an additional three parking spaces outside the property.

To ensure a pleasant, safe and comfortable stay for all our guests, please take note of the following booking conditions and villa policies.

Minimum Age

Reservations can only be made by guests who are 18 years of age or older. We reserve the right to decline or cancel reservations that do not meet this requirement.

Parties, Events & Smoking

The villa is intended for private holidays and family stays. Parties, celebrations, events and other gatherings are not permitted at the property.

Smoking is strictly prohibited inside the villa.

Pets

Pets are not allowed at the property.

Security Deposit

A security deposit of 500 Euro is required. Further details regarding the security deposit and its return will be provided by the host upon arrival.

For guests under 25 years of age, a security deposit of 1000 Euro is required.

Arrival & Additional Services

Upon arrival, your host will welcome you and provide you with all essential information regarding the villa, its facilities and the surrounding area.

You will also receive information about a selection of additional services available at the property, which can be arranged upon request and may be subject to an additional charge.

In the period from 01.01.-31.05.-15.09.-31.12., the surcharge for pool heating per reservation is 100 Euro
