Featuring golf course and city views, a well-equipped kitchen, an in-unit laundry area, and convenient access to building amenities, this apartment is ideal for families, groups of friends, and business travelers looking for a comfortable home base in BGC.

The apartment accommodates up to 7-8 guests comfortably, with additional sleeping arrangements available for larger groups, subject to the property's maximum occupancy and registration requirements.

THE SPACE
- Loft Master Bedroom
Wake up to natural light and relaxing views from the loft-style master bedroom. The room features one queen bed and one extra mattress, providing sleeping space for up to three guests.

- Second Bedroom
The second bedroom offers a comfortable double bed and a foldable work desk. It can serve as a private sleeping area, a quiet workspace, or a combination of both, making it suitable for leisure and business travelers.

- Living Area
Relax in the warm and inviting living room, designed for watching your favorite shows, spending time with family, or unwinding after a busy day exploring BGC. The living area includes a couch and additional floor mattresses for registered guests, subject to the approved occupancy arrangement.

- Kitchen and Coffee Pantry
Prepare home-style meals in the equipped kitchen, which includes basic cookware, pots, pans, plates, and utensils suitable for a group of up to eight.

The pantry also features a dedicated coffee nook with a coffee machine and a complimentary initial supply of ground coffee, while supplies last.

- In-Unit Laundry Area
The apartment has a washing machine, drying rack, and a small window for ventilation. This setup is especially convenient for guests on extended stays who prefer to do their own laundry.

- Golf Course Views

- Building Amenities and Location

Guests can enjoy the convenience of a centrally located apartment in a building with 24-hour security.

Pool access is available within the building. The pool is complimentary for two guests, while additional guests are subject to a fee of PHP 100 per person. Pool access is subject to building rules, operating hours, and any applicable amenity restrictions.

GUEST ACCESS
- Guests have exclusive, private access to the booked apartment and its included facilities.

- Self check-in is available for a convenient arrival experience. Detailed check-in instructions will be provided before arrival.

- Pool access is subject to the applicable fees and building regulations.

- Parking is available for an additional fee, subject to availability. Please contact us in advance if you plan to bring a vehicle.

- Guest Registration and Check-In Preparation
Once your reservation is confirmed, please provide the full names, ages, and valid identification documents of all guests who will be staying in the apartment. This information is required for building registration and check-in preparation.

Only registered guests are permitted to stay in the property. Please ensure that your reservation accurately reflects the number of occupants.

- Cleaning, Towels, and Toiletries
One standard cleaning service is included at check-out. Additional cleaning during your stay may be arranged upon request for an additional fee.

One set of towels and bed linens is provided per registered guest. Additional sets may be available for an extra charge and should be requested in advance. Unauthorized use of additional sets may incur a fee of PHP 500 per set.

For longer stays, towels and bed linens are refreshed weekly or before the next guest's arrival, as applicable.

A one-time supply of basic toiletries and tissue paper is provided. Bath gel, shampoo, and conditioner are available in refillable dispensers. Additional disposable supplies can be purchased at the convenience store downstairs.

An initial coffee supply is also provided, while supplies last.

-Additional Mattresses and Bedding
Extra mattresses are intended only for registered guests and must not be used by unregistered visitors.

For hygiene reasons, all mattresses and the sofa sleeping area must be covered with the provided bed sheets before use.

Bedding and linens are prepared according to the number of registered guests. Please use only the bedding provided for your reservation unless additional sets have been arranged.

-- HOUSE RULES --
To maintain a clean, comfortable, and pleasant environment for all guests, please observe the following guidelines:

Maximum occupancy and guest registration: All occupants must be declared and registered before arrival. Additional guests are subject to prior approval, applicable fees, and the property's maximum permitted occupancy.

No smoking indoors: Smoking is strictly prohibited inside the apartment. Evidence of indoor smoking, including cigarette waste or persistent smoke odor, may result in a PHP 10,000 cleaning and violation charge.

Shoes-off policy: Please remove outdoor footwear inside the apartment. Room slippers are provided for your comfort.

Responsible electricity use: Please switch off lights, air-conditioning units, and other appliances when not in use. For stays of 14 nights or longer, electricity consumption exceeding 15 kWh per day will be charged at PHP 15 per additional kWh.

Kitchen use: Guests are welcome to use the kitchen and available cookware. Please clean used utensils and cookware and leave the kitchen tidy after use.

Mattress and linen care: Please use the provided sheets on all mattresses and sleeping surfaces. Additional linen requests may incur a fee.

Pool regulations: Please follow all posted building rules, operating hours, registration procedures, and applicable pool fees.

Building access and security: Please keep access cards and keys secure. Lost keys or access cards will incur a replacement fee of PHP 3,500. Additional charges may apply if the loss disrupts access for an incoming guest.

Parking
One parking space may be available for PHP 400 per night, subject to availability and advance confirmation.

Please message us before arrival if you require parking. Basement paid parking may also be available as an alternative, subject to the building's parking arrangements and current rates.

Early Check-In and Late Check-Out
Standard check-in and check-out times will be provided in your reservation details.

Early check-in before 3:00 PM may be arranged for PHP 400 per hour, subject to availability and prior confirmation.

Late check-out must be requested and approved at least 24 hours in advance. Approved late check-out after 12:00 PM is charged at PHP 400 per hour. Unauthorized late check-out may incur a PHP 3,000 charge.

Luggage storage may also be arranged, subject to availability and advance coordination.

Please do not assume that early check-in, late check-out, or luggage storage is confirmed until you receive our approval.

Additional Guests
The standard sleeping arrangement accommodates up to seven guests. Additional guests may be considered at PHP 600 per person, per night, subject to prior approval, the property's maximum occupancy, and building registration requirements.

Please confirm the total number of guests before booking so we can prepare the appropriate sleeping arrangements and linens.

Tropical Climate and Pest Control
The apartment is maintained through regular cleaning and pest-control measures. However, due to the tropical climate, nearby vegetation, and the nature of multi-unit residential buildings, occasional small insects or cockroaches may appear despite preventive treatment.

We appreciate your understanding and encourage you to keep food properly stored and dispose of waste appropriately during your stay.

Extended Stays
The apartment is suitable for longer visits, with a kitchen, washing machine, drying rack, and practical living arrangements. Additional housekeeping may be arranged for an extra fee.

For stays of 14 nights or longer, the electricity consumption policy outlined above applies.
