## IMPORTANT: GATE ACCESS
To avoid entry issues, please send the **full names of all drivers** and confirm whether you’ll have 1–3 cars. Only drivers need to be registered.

You’ll receive a QR code for gate access. Please show it to the security guard at the main entrance, as the QR reader may not work.

**Parking restrictions:** Park only in designated areas. Do not park on grass or block sidewalks. Follow posted street-parking signs. Commercial vehicles, RVs, trailers, buses, golf carts, boats, and similar vehicles are prohibited. Towing fees are the guest’s responsibility.

A full-size washer and dryer, hair dryers, iron, and ironing board are also available.

## POOL HEATING (OPTIONAL)
- Cost: $35/day plus tax, with a 5-consecutive-day minimum.
- Request at least 48 hours in advance. Requests made during your stay may incur a $25 activation fee.
- Allow 24–48 hours for heating.
- Maximum temperature is approximately 90°F.
- The attached spa is not a hot tub; it has no jets and heats only when the entire pool is heated. Both maintain the same temperature.
- The heater may not work effectively when outdoor temperatures fall below 50°F. It may temporarily shut off in cold conditions. No refund is available if the desired temperature cannot be reached.
- Pool heating is optional and subject to availability.

## SELF-CATERING & HOUSEKEEPING
This is a self-catering home. A starter kit with limited essentials, including toilet paper and a trash bag, is provided. Please purchase any additional supplies you need, including toiletries, soap, shampoo, coffee filters, and laundry detergent.

- Daily housekeeping is not included.
- The property is professionally cleaned before check-in, with clean linens and towels provided.
- Mid-stay cleaning is available for an additional fee.
- Please take trash to the designated bins or bench daily to prevent insects.
- Wash used dishes and leave the home reasonably tidy.
- Do not flush anything except toilet paper.
- We do not provide washcloths or store personal belongings. Items left behind and not retrieved before the next check-in may be disposed of.

## GRILL POLICY
If an accessible grill is provided, guests are responsible for cleaning it and replenishing propane as needed. A $50 fee applies if a grill is left dirty. Locked grills are private property and must not be used.

A rental grill may be arranged upon request.

## HOUSE RULES & SAFETY
- No smoking inside, no pets, no parties, and no disruptive noise.
- Smoking outdoors is allowed only with doors and windows closed. Violations of the smoking or pet policy incur a $550 fee.
- Respect the maximum occupancy limit. Underage drinking is prohibited.
- Keep the A/C between 72°F and 76°F. Do not set it below 73°F, especially when outdoor temperatures are below 73°F, as the unit may freeze. Keep all windows and doors closed while the A/C is running.
- Use cleaning products safely and keep them away from children and anyone who may be vulnerable.
- The home is not childproof or specifically adapted for people with disabilities or particular sensitivities. Please supervise children and use all facilities responsibly.
- Keep doors and windows closed when possible to prevent insects from entering.
- Use shared spaces at your own risk; we are not responsible for incidents in those areas.
- Furnishings, decorations, and other items may change or be unavailable compared with listing photos.
- Guests are responsible for researching local conditions, events, weather, and surrounding areas. Issues outside the property, including road or beach conditions, crowds, weather, and wildlife, do not qualify for compensation.

## GUEST REGISTRATION & ACCESS
All guests aged 18 and older must be registered with the resort in advance. Please provide the required information through Airbnb messaging, including the property address and stay dates, to avoid denied entry.

This is a self-check-in property. You will receive a unique keypad code and must review the Airbnb house manual, check-in guide, and messages before contacting the host for instructions.

**Wi-Fi:** The network name may be “2707 Bookmark” or “SpectrumSetup-C3BA.” The password may be “execvillas” or “visualdance132.” Please check the provided connection details if these do not work.

## DELIVERIES
Only Amazon and Walmart deliveries are accepted at the property. USPS, UPS, FedEx, DHL, and other carriers may not deliver to the resort. Please arrange to be present when your package arrives. We are not responsible for lost packages.

## MAINTENANCE & GUEST SUPPORT
If you experience cleaning issues, pests, plumbing problems, appliance failures, pool-heater issues, A/C problems, lockouts, water leaks, or power loss, please contact us through Airbnb.

We will do our best to assist promptly. Please allow up to 24 hours for us to address non-emergency issues. Florida’s climate naturally attracts insects, and occasional encounters may occur despite routine pest control.

## CHECK-OUT
Before leaving:
1. Place trash in the designated bins or bench.
2. Run the dishwasher.
3. Lock all doors.

There is no need to strip the beds or remove towels.

## REFUND POLICY
We follow a strict no-refund policy for issues that do not make the home uninhabitable, including external disruptions, weather, and amenity closures. If an issue makes the home uninhabitable, guests who check out may receive a refund for unused nights, subject to applicable booking terms and policies. Guests who choose to remain in the home despite an issue are not eligible for a refund under this policy.
