Fantastic, homely accommodation. Host was super friendly. Property is in an excellent location for walking around the area, Cliff Walk and mansions. On site parking is a real plus as well. Breakfast was made to order in a room at the top of the house with great views over the bay.

Included breakfast. About 1 mile walk to downtown Newport or free bus 1 block from property.
Sometimes the ice maker would run out water.

Breakfast was on the third floor. We are in our 80s and cannot use steps. The first morning Heidi brought us 2 halves of toasted bagel and 2 mini muffins, 2 cups of coffee and a glass of OJ. The second morning I made myself a cup of coffee in the self serve area.
The room was not very warm, infested with black ants which we were constantly killing, Towels were scarce. No one at the check out desk at 11:00am, left the room key on the desk. Not what we are used to for a B&B. Bed was comfortable and the comforter kept us warm when in bed.
