Clean and cool - great upper window views.
The vagrants who stoop outside the only entrance/ exit.
No one wants to have to deal with not feeling safe at a hotel. Asking for a cigarette - to disappear to the hotel facility across the way to re approach me to ask if I had weed or other drugs to spare - is a safety and health concern to families or single bodies to encounter.
They also left their trash by the front door - and have no respect for the property owners as well as the customers.

Close to everything.
Smelled like pee on 3rd floor and better cooking pots.
