Good old fashioned B&B. Very comfortable, everything to hand. Nice breakfast.
Parking was limited. Not a big deal for a car as there are spaces at the front and in a small car park to the side. Just a bit vulnerable for a bike but I parked on the very wide pavement so all was well.

The location was great, close to the motorway and only a 25 minutes walk (3-5 minute drive) from the city centre. It was very clean, spacious and very welcoming. Free parking round the back and plenty of space in it. The staff was gracious, accommodating and super helpful. Free snacks by the entry way, a collection of books available to read during the stay and a comfy and relaxing communal seating area with a TV. The rooms were clean with great commodities. Breakfast was cute and effective. My wife and I can’t think of a single thing to complain about.

Proprietor was very friendly & chatty, and told us about the canal walk into town, which we enjoyed. Our seven-year-old was very impressed by the yoghurts at breakfast. The place is comfortable in a homely way, as we hoped it would be. We chose this place because we thought it would have more character than a chain hotel, and it satisfied on that score. We stayed here overnight because I wanted to take my wife & son to White Scar Cave, which is quite an easy drive from here.
There's nothing we'd consider warrants complaint. The bathroom basin is small and the waste was a bit blocked, but then we weren't there long enough to get them to unblock it. Also the bathroom extractor fan wasn't working, but the proprietor explained that that was the result of a wasps' nest they'd just removed from it, which can't really be helped. The house is on the main route into town which is quite noisy, but we'd just travelled up from the south coast, so we were too tired to care; we were prioritising convenience of location.
