The buffet restaurant was amazing.

Lovely ambiance, fantastic views, buffet breakfast is to die for, rooms are spacious, comfortable and the balcony is a bonus.
Right on the waterfront with many eateries and shops within a 5-10 minute walk. The hotel also operates a frequent and efficient shuttle service to Sannyomiya station (although not Shin-Kobe, which is about a Y2,500 taxi ride from the hotel.)
I found the bed to be a little hard - it seems to be a typically Japanese thing.

hotel is expensive , and breakfats was not included, carpets are old, the rooms are dated. lots of dust and everywere . i visit a lot of hotels and it feels like they squeeze every last cent out of the hotel. only thing that was free was the cheap bubbles and coffee at the lobby (wat looks impressive and nice) so i drink a lot of that in the afternoon.
food is expensive, portions in the bar are small. it was imposible to check in a few hours before, everyone had to wait till 3 pm, usually hotels are more flexible, (i try 3 times)
