The flat is new, big, clean and in a central, good position. Two big double rooms, bed and pillows comfortable enough. Small kitchen with enough facilities to cook something, and enough chairs around the table. Big terrace, that we didn't use being always bad weather. Heating worked well. Even if we never met, the host was available to promptly answer questions and allowed me to do early check-in.

Big keychain with a lot of keys all almost identical... even if at the end you need only two of them. At the beginning it was a bit frustrating. I would make duplicates with coloured keys and remove those ones not needed to guests. Fridge and kitchen are full of overpriced snacks and drinks... it's the first time that I see something like this, more than a service to the guest looked a way to get some money more. Considering how small are kitchen and fridge probably it's better to remove everything (I had to move them to make space). The bathroom/toilet is quite "far" from the bedrooms and you have to do stairs. Especially during the night is a bit a pain, but nothing that can be changed. The door of the flat is very noisy to close. All these just details, it was a very good staying.

This review is for the host rather than the property. There was a problem with the unit I booked before my arrival and the host changed me to a different unit (which was definitely an upgrade). My new unit was exceptionally clean, well located, and it had an awesome ocean view. The best part was communication with the host, it was always prompt helpful, and friendly.

Really enjoyed our stay here. Best part definitely was the balcony on the roof with really nice views. Everything was very clean. We were well informed about everything by the owner, he quickly replied if we had questions. I think the location is also good, easy to get to Villa d'Este and Villa Gregoriana.

The apartment is great! It is well lit, has wonderful terrace (THE best feature) - shaded, with beautiful view. Kitchen small, but has mini-bar. The location is amazing - small quite street just behind all the best eateries in Tivoli, with great coffee bar just around the corner. Owner is responsive and nice Tons of stairs, but for us it was a cool thing rather than a bother :) The virtual key was pretty convenient, but there was also a regular key in the apartment. Hot water, very good isolation both for weather and sounds. There are might not be too much to do in Tivoli, but there is a great deal to experience. And the apartment is a great base to do so :)

The mattress... Some kind of memory foam that just makes you a hole to sleep in :/ Pro tip - the mattress in second bedroom is in a better shape. If the shower head was higher - it could be much nicer The check in website, vikey... Right after registering I began getting spam & fishing emails in Italian, beware.

The apartment is spacious and clean, the rooms have a good size and the beds are very comfortable. The location is great because it's on a quiet street but in the centre of tivoli so walking distance from all attractions, bars restaurants, and also close to the main parking of the town.

Tuning in to one of the tvs was a bit difficult and the shower is a bit small. But overall a great experience so would recommend this apartment.

The bed linen was clean white and fresh, it was a pleasure to go to bed. The apartment is excellent everything you need is on the door step would definitely stay again.

Da Ghighi deserves the high ratings that it gets: the location in the historic center is fabulous; the proximity to Villa D'Este (on foot) and Villa Adriana (by local bus) is a plus; excellent restaurants just a few minutes walk in every direction; the apartment is fully modernized and well-appointed; the features other reviewers have high-lighted, such as Free Netflix (streaming) and the rooftop patio are excellent.

Having read so many Reviews by previous renters about how engaging and involved the host was, we were very surprised that we never met him; in fact, no one ever appeared to greet us as we waited outside the front door at the apponted time to be let in. When he had not appeared, I t/c'd the phone number, which he answered, then somehow the front door was opened remotely. Then, there was a misunderstanding about our use of both of the 2 bedrooms, even though our rental was for the "entire apartment". There were no sheets for the 2nd bedroom and the host asserted that because we were only 2 guests, we were only entitled to use of one bed; and did not seem to accept that having paid to reserve the "entire apartment", both bedrooms, each containing a large bed, should be, and were expected to be, available to us. He disputed this, again stating that with there only being two of us on the reservation, we were only entitled to use one bedroom. My assertion that I had reserved and paid for use of the "entire apartment", so this would include both bedrooms, got me nowhere! It was not until I explained that "the two of us" were myself (65 y.o. man) and my 87 y.o. mother, that he changed his position; but stated that I had not made this known at the time that the reservation was made. However, on the one hand, there was/is no mechanism, or means, in the reservation-making process to make any such specification; on the other hand, what does it matter who the guests are, and their relationship to one another, if the reservation is for the "entire apartment"? Once the host realized the situation, it turned out that there were no sheets for the 2nd bed in the apartment and the host agreed to deliver a set of sheets the next day, then relented when I indicated that a set of sheets were required for that night, then had a set delivered within an hour.

Although the building looks a little run down from the outside, inside we found beautifully furnished little apartment in the historic part of Tivoli, large rooms, kitchenette, roof terrace.

Everything was great except for some issues in the bathroom. Using the bidet spilled water all over the bathroom floor, the bottom 50 cm of the tiny shower could use a good scrubbing. And I hate to use these virtual key platforms which require you to give all of your data, including ID numbers etc. to some website where you have no idea of what they do with it or how secure their server is. The alternative would have been to send a photo of the ID to the host, also not something I am comfortable doing, especially when I suspect he then enters it on that platform.

The rest are all good! The owner suggested us a parking near by and to avoid ZTL

It is a pity that one of the room has no bed linens.

Great location, nice terrace, exceptionally clean, comfortable beds, and Netflix in each room. Excellent stay!

We couldn't check in at check in time (which wasn't a problem), but the space was so nice that we would have liked to have spent more time there. :)
