The property is very nice, and very well outfitted. Kayaking there was great. And, I discovered I am an excellent air hockey player! It is also close to Westmoreland State Park which I highly recommend. A nice mid-week get away.

We enjoyed our stay! The home was clean, offered boat dock and quick access, great private pool, and the home owner was very helpful with providing guidance.

We found the house to be perfect, clean, well, accompanied, swimming, pool, pier with tie up for Boat. Walking distance to town.

Seven of us stayed here to attend a wedding. It is a beautiful house and very clean. The owner was very accommodating and responded very quickly to questions. I would stay here again.

We loved our stay here. Shannon has thought of every detail. The deck and dock out to the water are perfect places to just hang out. If the sun gets too strong, there is a covered lower level to hang outside. Fun games like air hockey, corn hole, and basketball already there for you, if you’re feeling active. It’s secluded, yet just down the street from a shopping center and fantastic Mexican restaurant. Seeing the horses out front in the adjacent is a bonus. It’s an easy drive to the beach, about two minutes. Don’t forget to look up and star gaze at night. We are already planning on coming back.

What a wonderful, comfortable home to have a small family reunion. Enjoyed the back deck every evening and a walk of the grounds daily. We will definitely return!

The house was perfect for our group of 5 adults. The dock and the fishing was great according to my sons. The location of the house was great and sitting on the deck facing the bay and just for us a full moon that was so bright..it was just amazing. Shannon thought of everything that a guest would ever need. I am sure a return trip to this property is in our future. Thank you Shannon..

If the pool had been open I'd give this place 5 stars! The house was beautiful and fully stocked with supplies and great cookware. Wi-Fi and television access were also plentiful. We were told in April that the pool should be open by Memorial Day, but didn't find out it wasn't open for our stay the last week of August until we arrived. This wouldn't have been a big deal because the river is right there but it was fully of Jellyfish for days and we couldn't get in. I counted 30 Jellyfish at the boat ramp. We tried fishing but only caught 2 crabs and some Jellyfish. My family created a relay race out of all of the available yard toys and the kiddie pool was the saving grace to get out of the heat!

We had the most amazing time here! Grocery store & restaurants right across the street & a short drive to the beach (3-5 minutes). We brought our golf cart & had a great time driving in town. Ice cream, arcade, tons of restaurants & unique shopping within minutes. The house… the pictures don’t do it justice! So many features that make it stand out. It’s beautifully decorated inside & out. Loved the view as soon as you walk in & from the Master Bedroom! The oyster shell flower beds, the plush grass, the gorgeous pier & views of nature. It’s beautifully decorated inside and out. I could go on and on. I booked this place for my moms 60th birthday & I literally almost cried when I walked in because it was absolutely perfect. Air hockey for the kids, cabinets stocked with games, corn hole boards, basketball hoop plus more! We caught 2 dozen crabs on the pier which was super cool too! Thanks again Shannon, you & the property are the best ❤️

Spacious, clean, nicely decorated, and well stocked. The kitchen has everything you need to prepare meals. Shannon, the host, was easy to contact and responded quickly and went out of her way to accommodate some of our special needs. All 4 of us highly recommend this nice home. The views are spectacular!

Wow what a wonderful house. Perfect location and perfect house. The house has everything we needed and more. Clean and well equipped. It was the perfect size for 6 adults and 3 children. Plenty of room, open areas, and outside fun. The 1 yr old learned the stairs and took a few steps. And Shannon was the perfect host. Very helpful and friendly. We are already planning another visit.

Beautiful well stocked property in a quiet neighborhood. Shannon has the house and supplies well prepared for just about everything. Comfortable beds, plenty of seating inside and out. Great game room. Plenty of things to do on both sunny and rainy days. We all had a great time!

Had an amazing stay with our 4 children! Plenty to do to keep everyone occupied, the house was immaculate with anything and everything needed! We will definitely be visiting again!

What a beautiful home! Where to start? Check in was a breeze. The house is amazing: the decor, kitchen, the dock, the deck, the bedrooms and bathrooms! It’s all amazing and we didn’t want to leave. I LOVED the golf carts. We parked the van in the garage and didn’t take it out the whole vacation. TNT golf carts gives a great deal for the week. Super nice people! New Mexican restaurant ( on Monroe blvd) is very good. Both my boys got the potatoes enchiladas (I know, they don’t sound good) are the bomb! We also ate at the dockside/ tiki bar. Fantastic!! A little expensive but the shrimp and grits are worth it! The dockside punch is great too! My family had a wonderful time and would definitely go back. Shannon is wonderful to work with and you can tell she loves her house. We were a little sad the pool was closed, but we just spent more time at the beach!! I have 2 teenagers and I was hoping for more activities around the beach for them, but we ended up playing games and spending more time together. The horses in front are magnificent to watch, my puppy thought so anyway!! Email her now, you will not be disappointed 😍

This was the perfect spot to relax and unwind. The views were absolutely beautiful and the house was pristine. Our little ones had plenty of space inside and outside to play while the adults enjoyed the back patio. We would highly recommend this property to anyone who wants water views and a spot to truly relax.

The property was very clean and had everything you needed for your stay. I recommend this property to anyone visiting Colonial Beach, Virginia. You will not be disappointed.

Spent 4 nights renting this well decorated and clean house. Rented a golf cart and was able to sneak it into town using the golf cart paths. Very fun to cruise around the town in the cart. The location is very near a well stocked grocery store for any last minute needs. The dock was very nice and new, as was the deck. The pool wasn’t finished but it will be lovely. The creek water wasn’t something we were willing to swim in but we did enjoy kayaking (brought our own) and watching the wildlife. Kitchen is well stocked, we cooked a few meals at home with no problem. Garage is spacious and clean. Great place for dogs due to the distance from roads and it being mostly secluded. There is a naval artillery testing facility in the area so thunder phobic dogs may take issue but mine tends that way and was fine. The water heaters couldn’t handle 4 showers in a row but were pretty quick to recover so it didn’t end up impacting our stay. Appreciated the starter paper goods and variety of single use kitchen items like foil being available as it is a lot to bring all of that with you. Would definitely recommend stopping by the Mexican place near the house. They had some of the best service and drinks in town! Host was very responsive and easy to communicate with. Thank you!
